Waterfront homes sold faster than off-water homes, but 14 of the 24 had cut their price at least once first. Sellers who listed at the right number sold quickly. Waterfront homes in Diana Shores, Savannah Landings and Two Rivers all closed within five days of listing, at or within 2% of their list price.

The top of the market was active too: eight Merritt Island homes closed at $1 million or more in September, the highest at $2.3 million. Every one was on the water.

Cocoa Beach and Cape Canaveral sales are mostly condos, so their medians aren't a straight comparison with Merritt Island's single-family market. Merritt Island's overall median is about $80,000 below Viera's. Its waterfront median is about $135,000 above it.

Buying in Merritt Island this month

If you want off-water, the island's $368,000 median is about $13,000 above the Brevard-wide median of $355,000. Those homes are selling close to asking, so don't plan on a big discount. Expect to pay close to list on a well-priced home, and to wait about seven weeks for the right one.

Waterfront is where you have room. Almost half of Merritt Island's active listings have already cut their price, and waterfront sales closed well under original asking. Watch the listings that have been sitting. That's where sellers are most flexible.
