Which Titusville neighborhoods have the lowest property taxes?
Royal Oak had the lowest median annual bill at $2,013, followed by Hunters Ridge at $2,656, Kirkwood at $2,950, Oak Trails at $3,404 and Laurel Run at $3,383. The highest was Tranquility at $28,334.

Why The Gap Is So Wide
Three things drive it, and none of them are the millage rate, which is the same across the city.
The first is when the house was last sold. Florida's Save Our Homes cap limits how fast an assessment can rise on a homesteaded property, so a house held for twenty years can be assessed far below a neighbor that sold last year. When you buy, that reset happens.
The second is square footage and land. Titusvillage and Hunters Green pay more because the houses and lots are bigger, not because they are taxed differently.
The third catches new construction buyers repeatedly. Several sales in Brookshire, Verona, Brooks Landing and South Carpenter Estates closed while the parcel was still assessed as vacant land, showing tax bills under $1,000 on the listing. The improved assessments in those same communities reached $6,777, $9,545, $6,900 and $6,851. If you budget from the number on the listing you will be wrong by several hundred dollars a month.
What To Do With This
Ask for the improved assessment, not the current one, on any newer home. File for homestead exemption in your first year if the property is your primary residence. And run the tax figure into your monthly payment estimate at the showing stage rather than at the closing table, because a $2,013 bill and a $7,296 bill are a $440 a month difference on otherwise similar houses.
