If you are thinking about a move to Palm Bay and you want a 55+ community that does not force you to give up square footage, the Freeport floor plan at Timbers at Everlands is one to put on your list. We toured the model so you can see exactly what you get when you choose this larger plan, and what to expect when you buy new construction in this part of Brevard County.
About Timbers at Everlands in Palm Bay, Florida
Timbers at Everlands is one of the fastest growing and most talked about 55+ active adult communities in Palm Bay. It sits inside the master planned Everlands development, with resort style amenities, water views, and a maintenance friendly lifestyle that draws a lot of out of state buyers heading to Florida's Space Coast for retirement. The community is built by Lennar, and the Freeport is one of their most popular floor plans here.
If you are not familiar with Palm Bay, it is the largest city in Brevard County by population and one of the most affordable places to land if you are relocating to the Space Coast. You are roughly 25 to 35 minutes from Melbourne Beach, the Indian River Lagoon, downtown Melbourne, and the Orlando Melbourne International Airport, with Kennedy Space Center and Cocoa Beach a straight shot up I-95.
The Freeport Floor Plan at a Glance
The Freeport is a 3 bedroom, 3 bathroom single family home with just over 2,100 square feet of living space, a split bedroom layout, and a two-car garage. It is one of the larger Lennar plans inside Timbers at Everlands, which makes it a strong option for buyers who want low-maintenance living without the condo-sized rooms.
Who This Floor Plan Is Best For
A lot of buyers come to a 55+ community looking to simplify, and they want a smaller plan that takes care of itself. The Freeport is the opposite end of that spectrum. This is the plan to look at if you are moving to Florida from a larger home up north, you regularly host kids and grandkids, or you want a dedicated guest wing so visitors have their own space.
Walking Through the Freeport Model
Open Living, Dining, and Kitchen
The main living area is set up for the way most Florida buyers actually live, with the kitchen, dining, and living room flowing into one open space. The model is dressed with upgrades that are not always part of the standard build, so it is worth pulling up the standard features sheet with your agent so you know what is included and what is an add on.
Lanai and Outdoor Entertaining
One of the bigger lanais you will see in this size home, with room for a full table, separate seating, and an easy flow back into the main living area. If you came to Florida for the weather, this is where you are going to spend most of your time. Some homesites in Timbers at Everlands sit directly on the water with private docks, while others have the kind of peekaboo water views the Freeport model is set up to show off.
Primary Suite
The primary suite is on its own side of the home, true split plan style. The bathroom has separate vanities, a private water closet, and a generous walk-in shower. There is no tub in the primary, which a lot of Florida buyers actually prefer, and the walk-in closet is closer in size to a flex office than a typical bedroom closet.
Guest Bedrooms and Bathrooms
The two guest bedrooms are positioned away from the primary and away from each other, so visiting family or long term guests get real privacy. With three full bathrooms, nobody is sharing if you have houseguests in town for the season.
Garage and Laundry Room
The two-car garage opens into a drop zone area near the kitchen, which makes it easy to set up a catch-all for keys, mail, and groceries. The laundry room sits right off the garage and houses the AC unit in its own dedicated closet, which keeps the noise out of the main living space.
What to Know About New Construction at Timbers at Everlands
Standard Features Versus Model Upgrades
What you see in the model is rarely what comes standard. Lennar models are dressed to inspire, and many of the finishes you see are upgrades or post-close additions. Before you fall in love with a feature, get the standard features sheet and the upgrade pricing in writing.
Appliance Packages and Builder Incentives
Some Florida builders do not include the washer, dryer, or refrigerator in the base price. Lennar will often include those as part of an incentive package at Timbers at Everlands, but it depends on the home, the timing, and what promotion is running. Always confirm what is and is not included in your purchase agreement.
Bring Your Realtor on Day One
This is the most important tip if you are even thinking about new construction in Brevard County. You must identify your real estate agent before you walk into the model or talk to the on site sales counselor. If you do not, the builder will not allow you to be represented during your transaction. Your agent costs you nothing as a buyer in a new construction sale, and they protect you on contract terms, contingencies, inspections, and closing.
Is the Freeport at Timbers at Everlands Right for You?
The Freeport is a strong fit if you want resort style 55+ living in Palm Bay without giving up the room you are used to. You get the lifestyle of a maintenance friendly community, the Florida indoor outdoor flow, and a true split bedroom layout with three full bathrooms. If you have been writing off active adult communities because you assumed they all meant smaller homes and condo style living, this floor plan is a good reason to take a second look.
