Here is the honest breakdown for 2026, line by line, with the local details that generic Florida cost-of-living calculators miss.

Housing: The Biggest Line Item

Palm Bay remains one of the more attainable entry points in Brevard County. According to Space Coast Association of REALTORS data as of mid-2026, the median sale price in Palm Bay is running around $332,000, with the trailing three-month median closer to $325,000. Compare that to the broader Palm Bay-Melbourne-Titusville metro median list price of roughly $390,000 and you can see why so many buyers start their search here.

Price varies meaningfully by section of the city:

  • Southwest Palm Bay (along Emerson Drive and Minton Road) is where most of the new construction is happening. Expect higher prices, newer roofs, and lower insurance.
  • Bayside Lakes is the established master-planned pocket off Malabar Road. Amenities, community association fees, and a more suburban feel.
  • Port Malabar and Northeast Palm Bay, closer to Turkey Creek Sanctuary and the Indian River, is where you find the older 1980s and 1990s inventory and the best value per square foot.
  • Southeast Palm Bay near Babcock Street has a mix of everything, plus the shortest drive to the water.

If You Are Renting First

Plenty of people rent for a year before buying. Average apartment rent in Palm Bay is around $1,535, with one-bedrooms near $1,360, two-bedrooms near $1,616, and three-bedrooms near $1,952. Single-family rentals across Brevard County run higher, with typical countywide rent closer to $1,900 a month.

Property Taxes

Florida has no state income tax, which is a real and permanent savings for anyone moving from a state that does. Property taxes are where the money shows up instead.

Palm Bay City Council adopted a city operating millage of 6.7000 for the current fiscal year. That is only one line on your bill. Your total rate is the city rate plus the county rate plus the various special taxing districts that apply to your specific parcel, and it lands in the mid-to-high teens in mills for most Palm Bay homeowners.

If you homestead the property, the 2026 exemption is $25,000 plus an additional $26,411, for a total of $51,411 off your assessed value on the taxing lines where the second piece applies. Florida voters approved indexing that additional exemption to inflation, so it now creeps up each year.

The number you actually want is the one on the parcel you are buying. Look it up yourself at the Brevard County Property Appraiser before you write an offer. And do not assume the seller's tax bill will be your tax bill. If they have been homesteaded for fifteen years, their assessed value is capped well below market and yours will reset. Insurance: Budget Honestly

This is the line item that surprises out-of-state buyers the most, and the one where we see the widest spread between what people expect and what they get quoted.

Florida carries the highest average homeowners premiums in the country. Published 2026 statewide averages range from roughly $4,000 to well north of $7,000 a year depending on the source, coverage assumptions, and location. That range is so wide it is almost useless as a planning number, which is why the only figure that matters is a real quote on a real address.

  • Electric: FPL serves Palm Bay. The typical 1,000-kWh residential bill in 2026 runs about $137 a month. Summer bills on a larger house with a pool will run well above that.

  • Melbourne and the L3Harris campuses: 20 to 25 minutes
  • Viera and the Health First Viera hospital area: 25 to 35 minutes
  • Patrick Space Force Base: 30 to 40 minutes
  • Kennedy Space Center and Cape Canaveral: 55 to 70 minutes
  • Orlando International Airport: about 70 minutes
  • The beach at Melbourne Beach: 25 to 30 minutes

I-95 and Babcock Street are your two north-south options, and the difference between leaving at 7:00 and leaving at 7:45 is real.
