The Freeport Floor Plan at a Glance
The Freeport is one of the most popular floor plans at Timbers at Everlands, the fast growing 55+ community in Palm Bay built by Lennar. It is a 3 bedroom, 3 bathroom single family home with just over 2,100 square feet of living space, a two car garage, and a generous lanai built for indoor outdoor living.
What makes it stand out from the smaller, more condo style options is how true single family it feels. Tall ceilings, wide doorways, separate bedrooms, and a real entryway give it the feel of a regular Florida home, just inside a low maintenance, amenity rich community.
Inside the Freeport: Room by Room
Entryway and Front of the Home
The Freeport opens with a dedicated entryway, which is something a lot of buyers tell us they miss in newer floor plans. You walk in to a real foyer rather than dropping straight into the living room. Paver driveways and walkways are standard in much of the new construction at Timbers, and you see them here as well.
Kitchen, Dining, and Living Area
Walking back through the home, the kitchen flows into a dining area and a comfortably sized living space. The layout is open enough to entertain, but the rooms still feel defined. From the living area, sliding doors lead out to one of the larger lanais offered in this community, with room for a full table and a seating area. The flow from inside to outside is one of the best parts of this plan if you love hosting family or just enjoying Florida weather.
Primary Suite
The primary bedroom sits in its own private wing of the house. The primary bathroom is large and includes separate vanities, a private water closet for the toilet, and a sizable walk in shower. There is no tub in the primary bath, which is intentional, since many 55+ buyers prefer the open shower setup. The primary closet is the kind of space that could double as a small office, big enough that Nichole compared it to flex space she has seen in other homes.
Guest Bedrooms and Bathrooms
This is where the Freeport really shines for buyers who plan to host visiting family. One guest bedroom sits off the main living area and includes its own en suite bathroom with a single vanity, counter space, and a walk in shower. Family or friends staying for a week (or several) get their own private space while still feeling connected to the rest of the home.
The second guest bedroom is on the opposite side of the home near the entry, separated from the other guest room. It can easily work as a third bedroom, an office, or a hobby room. The front guest bathroom does include a tub, so if a tub is non negotiable for you or your guests, you still have one in the home.
Garage, Laundry, and Drop Zone
The Freeport has a two car garage with the water heater and AC tucked into a dedicated space inside the laundry room, a nice detail if you prefer your AC closed off from the rest of the living space. Coming in from the garage, there is a small landing area near the kitchen that buyers often customize as a mudroom or drop zone for coats, shoes, and keys. The laundry room itself includes additional storage.
What Comes Standard vs What You See in the Model
This is one of the most important things to understand about touring any new construction model home, and Nichole calls it out directly in the video. The higher end touches you see in the Freeport model are not always part of the standard build. Some are upgrades and some are post close additions. Always ask the builder for a clear list of what is included in the base price and what falls under the upgrade or design center menu.
That said, Lennar is known for including incentives in the Space Coast market. Washer, dryer, and refrigerator are often part of the package at Timbers at Everlands, but it is worth confirming in writing before you sign. Builder incentives change quickly.
Why the Freeport Works for Buyers Who Do Not Want to Downsize
Most 55+ communities push smaller, simpler floor plans designed around downsizing. Timbers at Everlands offers some of those, but the Freeport is the answer for buyers who want resort style living without giving up square footage. You still get the gated community, the amenities, and the low maintenance lifestyle. You also get over 2,100 square feet, three real bedrooms, three full bathrooms, and a layout that works for visiting children, grandchildren, and long term guests.
If you are leaving a colder state behind but not ready to live in a 1,400 square foot patio home, the Freeport is built for you.
Lakefront and Water View Lots at Timbers at Everlands
One detail worth mentioning: some of the lots at Timbers back directly to water, with private docks. The Freeport model itself sits on a peek a boo water view, but if water views matter to you, ask about the homesites that look straight out from the living room to the water. Lot premiums at Lennar communities can move quickly, so once you know which homesite you want, do not wait.
The Most Important Tip Before You Visit Any Builder
This part is non negotiable when you are shopping new construction in Palm Bay or anywhere on the Space Coast: identify your real estate agent before you set foot on the builder's property. If you walk into the model home and register without your agent, most builders, including Lennar, will not allow you to be represented by an agent for that transaction. Your agent represents your interests, reviews the contract, helps you understand what is standard versus upgrade, and advocates for you at every step. The builder's onsite sales team works for the builder.
