If you have been researching new construction on the Space Coast, you have almost certainly come across Everlands in Palm Bay. It is one of the fastest growing master planned communities in Brevard County right now, and for good reason. You are getting newer homes at a lower price point than Viera, you are still close to I-95 and Hammock Landing, and the entire area around you is set to look completely different over the next few years.

Here is a full breakdown of what Everlands actually is, what each section offers, what the homes cost, and why so many relocation buyers are watching this community closely heading into 2026.

Where Is Everlands Located?

Everlands is a master planned community by LAR located in Palm Bay, in the southern part of Brevard County, Florida. The community sits along St. Johns Heritage Parkway with quick access to I-95, which makes commuting north toward Melbourne, Viera, and the Kennedy Space Center area easy. It is also a short drive over to the beaches.

The biggest day to day convenience nearby is Hammock Landing. This open air shopping center has Target, Kohl's, Marshalls, plenty of restaurants, gyms, and a movie theater, all within roughly 10 to 15 minutes of the community. For buyers relocating from out of state, that mix of new home value plus established retail nearby is a big part of the appeal.

How Big Will Everlands Be When Complete?

Everlands is planned to have over 4,000 homes at full build out. Right now only a portion of the community is finished, which is why pricing is still attractive compared to more established Brevard County neighborhoods. There are three main sections inside Everlands that buyers should know about: Edgewood, Riverwood, and the Timbers.

Everlands Edgewood: Gated, All Ages, Low Maintenance

Edgewood is the gated, all ages section of Everlands with 50 foot lots. Pricing has typically run from the mid $300s into the $400s. The HOA includes lawn care and internet, which is a real win for relocation buyers who want low maintenance Florida living without surprise costs.

Important note for 2026: Edgewood is closed out. There is no new construction happening here anymore, so anything you find in Edgewood from this point forward will be a resale. Floor plans you will see in this section include the Chameleia, the Hartford, and the Rally, ranging from roughly 1,600 square feet to almost 2,900 square feet, with both one story and two story options.

Everlands Riverwood: The Most Popular Section Right Now

Riverwood is currently the most popular section of Everlands and where most active new construction is happening. It is also all ages, and this is where you will find the most affordable single family homes in the entire community.

There are multiple home collections in Riverwood with about 10 different floor plans ranging from approximately 1,500 to 3,000 square feet, typically three to five bedrooms. The layouts are open and the finishes are turnkey: quartz countertops, appliances included, and impact windows on most plans.

Heads Up On Impact Windows

One important detail to know: impact windows are reportedly going away from the standard Riverwood spec at some point. If hurricane rated impact glass matters to you, and on the Space Coast it really should, this is the moment to get in before that change happens.

Riverwood HOA Includes Lawn Care

Lawn care is included with the Riverwood HOA right now, which is a feature a lot of buyers love. It removes one more weekly chore in the Florida heat and keeps the streetscape consistent throughout the neighborhood.

Everlands Timbers: 55+ Resort Style Living

The Timbers is the 55 plus section of Everlands, and it is the most resort style of the three. Home types include attached villas, almost a duplex style, as well as detached single family homes, with square footage ranging from about 1,700 to nearly 2,800 square feet.

The amenity package is what really sets the Timbers apart inside Everlands. You get a resort style pool, fitness center, pickleball courts, a clubhouse, and walking trails. For active adult buyers relocating to Brevard County who want new construction without compromising on lifestyle, the Timbers checks a lot of boxes.

Why People Are Watching Everlands So Closely: Future Growth

The biggest reason buyers are excited about Everlands is not just what is here today. It is what is coming.

The Space Coast Town Center is a massive mixed use development planned right near the community, with retail, restaurants, and entertainment. The vision is for this area to feel much more like a Viera style hub over time. Combine that with continued development along St. Johns Heritage Parkway, and the entire south Brevard corridor is expected to look very different over the next few years.

That is the trade off buyers are making. You can buy in Viera today, which is built out and established, but you are paying a premium for that. Or you can buy in Everlands at a lower price point and get the upside as everything continues to grow around you.

Builder Incentives in Everlands Right Now

One more thing worth flagging: depending on timing, builders inside Everlands have been offering meaningful incentives, including reduced interest rates and closing cost contributions. On a new construction home, those incentives can move your monthly payment by hundreds of dollars, which is often more impactful than negotiating a small price reduction.

Incentives change month to month, so if you are seriously considering Everlands, it is worth getting current numbers before you visit a model.

Important: Identify Your Agent Before You Visit Builders

This is the part new construction buyers most often get wrong, so I want to be very clear. If you plan to tour Everlands, or any new construction community in Brevard County, you need to identify your real estate agent on your very first visit.

Most builders, including the ones in Everlands, will not allow a buyer to add an agent later if they were not registered on the initial visit. That means if you walk in alone, you typically lose the ability to be represented in the transaction. Having your own agent costs you nothing as the buyer, and it gives you someone who is on your side reviewing the contract, the addenda, and the closing details.

If you want everything to already be built out today and you want to be inside an established mature community, Viera or Suntree might be a better starting point.
