Most relocation buyers arrive with an offer letter, a start date and a rough idea that the Space Coast is one place. Here is the order of operations that actually works.

Week One: Confirm the Commute, Not the Town

Get your reporting address, not just the employer name. L3Harris has a Melbourne headquarters and a separate Palm Bay campus. Blue Origin runs 11 sites across Brevard. Northrop Grumman is next to the airport in Melbourne. Kennedy Space Center is 219 square miles with multiple gates.

Week One: Find Out Whether You Need a Badge

Kennedy Space Center and Cape Canaveral Space Force Station are badge controlled, and the badging process has its own timeline. Exploration Park sits on KSC land but outside the badge line, so employees there drive straight in. Commercial campuses in Melbourne are ordinary buildings. This affects how early you need to leave and whether launch closures touch you.

Week Two: Get Insurance Quotes Before You Get Attached

This is where Florida surprises people. Roof age, opening protection, electrical panels and plumbing all get underwritten hard, and the quote can swing your monthly payment by hundreds. On the barrier island add flood, which is usually lender required rather than optional.

Week Two: Understand the Tax Layer

Whether you are in an incorporated city changes your annual bill, and the mailing address does not tell you. A Melbourne 32940 address in Suntree or Viera pays no City of Melbourne millage. Merritt Island is unincorporated too. Meanwhile Satellite Beach ran 7.9812 mills and Melbourne 7.3089 on recent rolls.

Check the millage code on the property appraiser record for the specific address before you assume anything.

Weeks Three and Four: Decide Buy or Rent First

If your start date is inside 60 days and you have not lived here, renting for six months is often the better call. You learn the commute, the launch rhythm and which side of a bridge you want to be on, and you buy with information instead of guesses.

If you are buying now, be realistic about inventory. The beachside towns are built out. Indialantic issued three single-family permits in a year. New construction is concentrated in Viera and Rockledge.

One Thing to Keep in Perspective

Announced aerospace jobs are announcements. In 2021 a company announced a 660,000 square foot Merritt Island factory and 2,100 jobs by 2025, then cancelled it and expanded in California instead. Commercial employers here have been expanding while civil service contracted, with roughly 3,000 NASA employees taking voluntary departures by July 2025. Buy a house you can hold through a program change, and if you are on a contract, read this before you talk to a lender.
