Cocoa Beach in mid 2026: 267 active listings, 59 to 76 days to sell, about 88 percent of sales closing under list, and a trailing twelve month median down roughly 11 percent. Satellite Beach: about 35 days on market, though 38 to 42 percent of listings still took a price reduction.

Cocoa Beach is a documented buyer's market right now, driven largely by condos. If that is what you are buying, you have leverage.

Quieter, residential, and built around water access rather than tourism. Two point eight miles of Atlantic beach, 1.3 miles of Banana River frontage, and 3.6 miles of navigable canal with private docks on ordinary streets. Samsons Island Nature Park, the DeSoto Recreation Complex, four public beach parks, and Patrick Space Force Base immediately north for the aerospace commute.

The Cocoa Beach Condo Warning

Median year built is 1974, the oldest around. Florida requires milestone inspections on condo buildings three stories and up at 30 years and every ten after, plus a structural integrity reserve study with reserve funding that has to match it. Deadlines for the oldest buildings have already passed. Most qualifying Cocoa Beach buildings are inside that window now. Before removing contingencies, get the milestone report, the reserve study, the reserve funding schedule and 24 months of association minutes. Filter condo inventory carefully.

One More Thing to Know

Cocoa Beach is losing its hospital. The 1962 Cape Canaveral Hospital on the Cocoa Beach Causeway is being replaced by a $410 million, 120-bed facility on Merritt Island, opening in early 2027.

Coastal flood zones, extreme wind exposure, older stock, and causeway dependency with mandatory barrier island evacuation orders ahead of storms. Satellite Beach documented real damage after Hurricane Nicole in November 2022, including exposed foundation on an oceanfront tower and three homes condemned. Who Should Pick Which

Pick Cocoa Beach if you want the walkable beach town, the surf culture and the oceanfront, and you can absorb the highest price per foot on the oldest stock plus the tourist volume. Pick Satellite Beach if you want the same ocean quieter, a dock, and more house per dollar, and the higher millage is worth it. Buyers who want the ocean cheaper still should compare Indian Harbour Beach, and buyers who do not need ocean frontage should read the Merritt Island comparison.
