How much cheaper are Cape Canaveral condos than Cocoa Beach condos?
About 17 percent on the median and about 18 percent per square foot. Thirteen Cape Canaveral condominium communities run a $462,500 median against $555,000 across twenty one established Cocoa Beach buildings.
The two cities share a line. Walk a few hundred feet south down Ridgewood Avenue from Cape Canaveral and you are in Cocoa Beach. Same barrier island, same Atlantic east, same Banana River west, a boundary drawn by a survey rather than by geography.
Price does not behave that way. This page quantifies the gap on price, on price per square foot, on unit size, on the monthly fee and on the annual tax bill. Two of those five favor Cape Canaveral heavily, one slightly, one is a coin flip and one favors Cocoa Beach.

The gap in six numbers
Cocoa Beach here means the twenty one established condominium buildings, setting aside the one new construction tower and the pre construction project, which would distort every figure. Cape Canaveral means all thirteen of its condominium communities.

Put the price and the tax together and a buyer moving one city north saves roughly $92,500 up front and about $1,100 a year on the tax line, on units that average slightly larger. That is the case in one paragraph.
The fee is where the saving stops
The monthly fee is essentially identical in both cities. About $860 at the midpoint in Cape Canaveral, about $877 in Cocoa Beach. Cape Canaveral spans $695 to $1,252, Cocoa Beach $630 to $1,598, so Cocoa Beach reaches lower and much higher, but the middle is the same money.
Which makes sense once you say it out loud. A fee maintains a building against salt air, wind and sun, and neither city has an advantage on any of the three. A cheaper purchase price does not buy a cheaper roof. Budget the same either way and let price and tax carry the argument.

Same era, both on water
Magnolia Bay in Cocoa Beach went up in 2006 and 2007, 2,108 to 2,455 square feet, waterfront on all eight, a $625,000 median at about $296 per square foot with a $845 to $875 fee. Solana on the River went up in 2004 and 2005, 1,918 to 2,206 square feet, riverfront on all nine, a $462,500 median at about $225 per square foot with a $845 to $875 fee. Identical fee, two years apart, $162,500 apart on price.
The top of each market
Solana Shores is the most expensive condominium address in Cape Canaveral at an $850,000 median, oceanfront, built in 2000, three bedrooms of 1,921 to 2,562 square feet, fee $1,025 to $1,035. The Constellation tops the established Cocoa Beach market at $855,000, waterfront, built in 1985, 2,126 to 2,492 square feet, fee $1,480 to $1,500. Five thousand dollars apart on price, fifteen years apart on construction, and about $455 a month apart on the fee. Cocoa Beach wins the per foot comparison at about $353 against $406.
Two 1980s buildings with one floor plan
Canaveral Sands from 1981 sells one 1,222 square foot oceanfront two bedroom, a $560,000 median at about $458 per square foot, on a flat $730 fee with a $5,720 tax bill. Boardwalk from 1984 sells one 1,296 square foot oceanfront unit, a $585,000 median at about $451 per square foot, on a $1,050 to $1,075 fee with a $7,273 tax bill. Nearly the same building on paper. About $25,000 apart on price, and roughly $460 a month apart once you add the fee and the tax.
Where Cocoa Beach wins outright
Puerto Del Rio is the space per dollar champion in Cape Canaveral: every unit a three bedroom of 1,840 to 2,436 square feet, waterfront on all thirteen, $450,000 median, about $216 per square foot. River Bend in Cocoa Beach beats it. Built in 2001, every unit a waterfront three bedroom of 2,050 to 2,450 square feet, a $415,000 median at about $189 per square foot on a flat $860 fee. Lower price, lower per foot, bigger units. City averages are not building level facts.
The control case: one plat, two cities
The cleanest evidence available is a subdivision that straddles the line. Avon by the Sea runs along Harrison, Monroe and the other president streets, and the city boundary cuts through it. On the Cape Canaveral side, nineteen properties traded at a $500,000 median in a fifty two day median. On the Cocoa Beach side of the same plat, the median was $675,000 and properties moved in nine days.
Same streets, same sand, same distance to the Atlantic. A $175,000 spread and a six fold difference in how fast it turns. Nothing physical explains that. The address does.
What you actually give up
Choice, first. Twenty one established buildings against thirteen communities, and Cocoa Beach turns far more units in a year, so the odds something matching your list is available the week you are looking are better down there.
The ceiling, second. The most expensive condominium in Cape Canaveral is $850,000. Cocoa Beach goes to $855,000 among established buildings and considerably higher with new construction. If you want the top of the beachside market, it is not in Cape Canaveral.
Detached housing, third, though that is a condominium page's footnote. Cape Canaveral has three small pockets of houses. Cocoa Beach has more than a dozen neighborhoods of them, most on canals. Look at beachside homes if that is really the question.
What you do not give up
Water. Eleven of the thirteen Cape Canaveral condominium communities were majority waterfront across the properties that came to market, on either the Atlantic or the Banana River. You are not trading water proximity for the lower price.
Building age, and this one surprises people. Nine of thirteen Cape Canaveral communities were built in 1994 or later, six of them in 2000 or later. In Cocoa Beach only five of the twenty one established buildings date from 1990 or later. The cheaper city has the newer stock.
Municipal standing. The City of Cape Canaveral is an incorporated city with an elected government, a police presence, and its own planning and permitting, and it should not be confused with Cocoa across the water on the mainland. The lower price is not the price of moving somewhere unincorporated.
One caution on the tax column. Those medians reflect assessments as they currently sit, and a long held unit in either city can be carrying a bill far below what a purchase resets it to. Pull the parcel yourself at the Brevard County Property Appraiser rather than trusting the number on a listing sheet.
