The strongest Cocoa Beach neighborhoods in 2026 are Snug Harbor Estates, Cocoa Isles, River Isles, Venetian Way, Yacht Haven, Sunset Island, Surfside and the downtown original plat, with median sold prices from $552,500 to $1,210,000.
Cocoa Beach is a barrier island about a mile wide. That geography decides everything: you are either on the ocean side, on a canal running to the Banana River, or in the middle. Which of those three you are shopping matters more than any other choice you will make here.

The Best Neighborhoods in Cocoa Beach
1. Snug Harbor Estates
The premium canal water at the south end of the island, and the most expensive single-family neighborhood in the city. Sixteen of the last twenty three listings were waterfront, fourteen had a pool, and twenty two of twenty three reported no association. Median sold price was $1,210,000 at about $495 per square foot. 2. Cocoa Isles
The largest single-family neighborhood in Cocoa Beach, spanning eleven platted additions on streets named for Caribbean islands. Thirty of fifty four recent listings were waterfront, thirty five had a pool, and not one property carries an association. Median sold price was $825,000, in a range from $405,000 to $2,000,000. 3. River Isles
The purest waterfront neighborhood on the island. All fifteen properties that came to market were on the canal, with no interior tier at all. 4. Venetian Way

5. Yacht Haven
A small canal neighborhood on a quiet dead end street where all seven recent sales were waterfront and six had a pool. Median sold price was $1,045,000, but homes sat a median of 102 days and closed at about 87 percent of asking, which is real leverage on some of the best water in the city. 6. Sunset Island

7. Surfside

8. The Original Plat and Downtown

The Three Cocoa Beaches
Shopping here gets easier once you accept there are three separate markets on one island.
The canals. Cocoa Isles, River Isles, Snug Harbor, Venetian Way, Yacht Haven and Sunset Island. Almost none carry an association, most have pools, and you are buying frontage and a dock. Expect $825,000 to $1,210,000 medians and a seawall inspection.
The ocean side. Mostly condominium towers on Atlantic Avenue and Ocean Beach Boulevard, from Cocoa Beach Club at a $425,000 median up to The Surf at $1,650,000. Here the monthly fee and the reserve study matter more than the finishes.
The middle. Downtown, Forest Isles, Cleggmoor and Convair Cove. Cheaper per foot because you are not paying for water, and where most of the no HOA houses under $700,000 sit.
