North Merritt Island is the stretch above the Canaveral Barge Canal, running north along Courtenay Parkway toward the Kennedy Space Center boundary. It is the closest residential address in the county to KSC, it is unincorporated with no city government, and the lots run larger and more spread out than the central and southern parts of the island. It is also where the island’s two largest managed communities sit.

The KSC Commute
From the north end, Kennedy Space Center runs roughly eight to nine miles. Nothing else residential in Brevard is closer. For anyone working on the space center side, that is the entire argument.
Room To Spread Out
The north end is less densely platted than the middle of the island. Lots tend to be larger and the streets quieter, without the price of the barrier island.
Two Managed Communities
Sunset Lakes is a gated deed-restricted community of 469 homes built around ten interior lakes with a private Indian River pier. Indian Bay is a late 1980s community with a boat ramp and a mix of lakefront, canal and dry lots.
What To Expect
No City Government
Merritt Island is unincorporated Brevard County. Permits, code enforcement and setbacks all run through the county rather than a city hall.
Association Coverage Varies Wildly
Two gated deed-restricted communities sit alongside streets with no association at all. Confirm what governs the specific parcel rather than assuming from the area.
Two Ways Off
SR 528, the Beachline, runs west toward Orlando and east toward the port. Courtenay Parkway runs the length of the island. I-95 is roughly nine to eleven miles depending on where you are.

Verify Any Water Access Claim
A community boat ramp, a private dock and a fishing pier are three different things and they get described interchangeably. Confirm what actually exists at that parcel and trace the route to open water before you pay for boating access.

Build years up here span decades, so pull the year built on the specific parcel rather than trusting an area description.
