Indian Bay in Merritt Island, FL Homes For Sale

Indian Bay Estates sits on the west side of north Merritt Island along Navaho Trail and Cheyenne Trail, north of Sunset Lakes and off Courtenay Parkway. Public record data puts the homes at 1987 to 1992, generally two thousand to twenty-six hundred square feet with three or four bedrooms. Some lots are lakefront and some are on canals, with a community dock on the canal system.

What Indian Bay Gets Right

A Community Dock

The association owns a community dock on a canal, which gives shared water access without buying a canal lot and building your own. Note that the county record shows a dock rather than a boat ramp, and the parcel is canal front rather than Indian River front, so verify what launching actually looks like before you buy a boat around it.

A Tight Build Window

Everything went up across about five years, so the housing is consistent in age and construction rather than the fifty-year spread you get elsewhere on the island.

Position On The North End

Kennedy Space Center is roughly eight miles, which is the shortest KSC commute of any of the Merritt Island communities covered here. Port Canaveral runs about ten.

Directories list both an Indian Bay Estates association and a separate Phase II association. Confirm which one governs the parcel and get its recorded documents and assessment.

Mixed Lot Types

Lakefront, canal and dry lots all exist here at different price points. Know which you are buying, because it drives both the insurance and the resale.

Unincorporated

No city government. Permits and code run through Brevard County.

Verify Boat Access For That Lot

A community dock, a private dock and a boat ramp are three different things and listings use them interchangeably. Confirm what actually exists at that parcel and whether the route out works for your boat.

The Actual Flood Zone

Do not take the listing's word for it. Pull the parcel on FEMA's Flood Map Service Center and confirm with Brevard County Floodplain Administration at (321) 617-7340, which is the county's official repository for the flood maps. Brevard County flood zones explained.

Roof Age And Wind Mitigation

A late 1980s house is on its second or third roof, and the replacement date is what the insurer prices. Ask for the wind mitigation report, form OIR-B1-1802, which stays valid up to five years and credits roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection.
