Option 1: The Acre
In Windover Farms, $500,000 lands you around the median. The neighborhood closed at $559,000 median with sales starting at $390,000, on lots from 0.95 to 8.62 acres. Association dues are $70 to $100 a year and eleven of thirty seven sales reported no association at all.
Expect a single story house of roughly 2,000 to 2,700 square feet on an acre or more, likely with a workshop or an oversized garage, possibly with a pool. Twenty seven of the last thirty seven sales were one story and eighteen had a pool.
You will want to confirm whether the address is on city water and sewer or private well and septic, because both exist in the neighborhood.
Option 2: The Pool Home
In Cathedral Pines, the median was $485,000 and eight of nine sales had a private pool. Homes run 1,597 to 2,567 square feet on lots of a quarter to nearly half an acre, built 1989 to 1993, with dues of about $100 a year.
The problem is not price, it is competition. Nine homes came up in twelve months and all nine sold at full asking price in a median of five days.
Laurel Run at Meadowridge at $490,000 median is the other strong option: five of seven sales had a pool, every home single story with nine foot ceilings and steel stud construction.
Option 3: The New Build
In Verona, $500,000 buys you above the $425,495 median, which means a larger plan with upgrades. KB Home plans run to 3,759 square feet, and the community has a clubhouse, pool, pickleball courts and trails. Dues are roughly $46 to $92 semi-annually.
In Brookshire at a $427,915 median, $500,000 is above the top of the range. Everything there closed between $400,000 and $472,500, so at this budget you are buying the largest plan available.
South Carpenter Estates at a $556,750 median is the stretch: custom 2020 to 2023 construction backing forty acres of conservation land.
Option 4: The Water
In River Palms, the median was $480,000 and every unit faces the Indian River with the Kennedy Space Center pads across the water. Built 2022 to 2023, units run 1,322 to 1,747 square feet with two to three bedrooms.
Budget the carrying cost honestly here. The monthly fee is $665 to $747 and the median annual tax was $5,708. That is roughly $1,150 a month before your mortgage payment.
Harbor Pointe at $465,000 median gets you a gated building with a private marina and units up to 3,961 square feet, at a $900 to $1,115 monthly fee.
What $500,000 Does Not Buy Here
It does not buy you into Rambling Acres, where the median was $680,000, or Hunters Green at $710,000, or Somerset Riverfront at $745,000, or Evergreen at $667,500. Those are the $650,000 plus tier.
It also does not get you a gated single-family home with a pool and an acre. In Titusville the gate, the pool, the land and the new construction are four separate purchases. Any two of them are affordable at this number. All four are not.
The Number Behind The Number
Two $500,000 houses in Titusville can differ by $500 a month in carrying cost. A Royal Oak house carries a $2,013 tax bill and no dues. A River Palms condo carries a $5,708 tax bill and $700 a month in fees. Same purchase price, completely different monthly.
