The Space Coast is changing faster than almost anywhere else in Florida right now. New retail, new restaurants, massive development projects, space industry expansion, and new communities opening across Brevard County. Here's a comprehensive update on everything new and coming — whether you're already here or thinking about making the move.
Retail & Shopping Updates
Whole Foods — Viera
Workers are filling the inside of the Whole Foods building in Viera. The consensus is it's targeting a late 2025 or early 2026 opening. This was one of the biggest retail milestones for Viera — Whole Foods' presence is what triggered a wave of other premium retailers to commit to the area.
Trader Joe's — Viera (Near Confirmed)
Michaels has closed at The Avenues, workers are inside the space, and Rachel's sources indicate it is opening in 2026. No official confirmation yet, but the situation looks significantly more concrete than the Merritt Island attempt years ago. Rachel is cautiously optimistic — and quietly excited.
Sprouts — North Melbourne
Sprouts just opened off Wickham Road in northern Melbourne, anchored by an EOS Fitness gym. Well-reviewed by locals and particularly popular with the Patrick Space Force Base community nearby.
The Avenues — New Retailers
Tommy Bahamas opened at The Avenues in August 2025. American Eagle and Aerie just opened. Aaron & Anchor and Nordstrom Rack are both coming soon. Kendra Scott jewelry has opened — popular for gifts at accessible price points. The Avenues is becoming a genuine retail destination.
New Restaurants Coming
- Dave's Hot Chicken — coming to Viera, expected late 2025 or early 2026
- Potbelly Sandwich Works — 6 Brevard County locations announced: Melbourne, Viera North, Viera South, Merritt Island, Cocoa Beach, and Palm Bay
- First Watch — a second location coming off Wickham Road near Pineda Commons (existing locations in Viera and Merritt Island)
Major Development Projects
Weston Hotel Cocoa Beach — $420 Million
Ground broke in September 2024 on this massive project. It will include 5,000 rooms, 11 food and beverage venues, a surfing wave pool, and a large conference center. Targeting a 2027 opening. This will be a transformational project for the Cocoa Beach tourism economy.
Titusville Mall Redevelopment — $240 Million
A major mixed-use redevelopment of the Titusville Mall into hotels, apartments, assisted living, restaurants, and retail. Incentives have been approved and the project is advancing in 2025. Medical office space is also planned as part of the development.
Port Canaveral Upgrades — $500 Million
A 5-year plan across terminals. Cruise Terminal 21 exterior upgrades began in May 2025. Cruise Terminal 25 is expanding to 170,000 sq ft by late September 2026. This sets the port up to accommodate the world's largest cruise ships — a massive economic driver for the region.
Ashton Park, Palm Bay — $2.5 Billion
This is potentially the biggest land development story on the Space Coast right now. A 1,568-acre mixed-use development near I-95 and Malabar Road — thousands of homes, a town center, and over 1 million sq ft of commercial space. Land assembly completed in 2025. Cited by the Orlando Business Journal as a top project to watch. Rachel sees potential for this to become "the next Viera" if the infrastructure follows through.
Attractions: The Bowen Aquarium
The Brevard Zoo's Port Canaveral aquarium — now officially named the Bowen Aquarium — has extended its groundbreaking deadline to April 30, 2026, with an opening anticipated 2–3 years after groundbreaking. If you love the Brevard Zoo's mission (wildlife rehabilitation, not entertainment-focused captivity), donations are welcome and Rachel contributes annually.
New Communities Across Brevard
- Viera — Farallon Fields: New sections opened, Chase 2 model launching
- Viera — Del Webb: Now in Phase 4 (55+, by Pulte). Rachel just put a client under contract.
- Viera — Laurasia: Still building, luxury collection by Viera Builders
- Satellite Beach — Tortuga Key: D.R. Horton building new townhomes just west of A1A (2–3 bed, 1-car garage, concrete block)
- Rockledge — Catamaran Cove: Currently the best price for the location + incentives — townhomes from two sister builders plus single-family options, 15–20 min from beaches
- Rockledge — Country Club Estates: Lennar + Stanley Martin building on a former golf course with oversized waterfront lots and 3-car garage homes
- Titusville — Rex Landings (Ryan Homes): Single-family homes with 3-car garages, actively selling
- Port St. John — Watermark (Stanley Martin): New single-family homes, actively selling
- Merritt Island — Island Forest Preserve: Still building strong; a neighboring parcel may be getting a second community next door
- Palm Bay — Lotus: 53-acre mixed-use development near I-95 and Malabar Road
Space Industry Expansion
SpaceX Starship — Florida launch pending environmental impact approval; may happen in 2025 or 2026. Parts of Playalinda Beach may need to close temporarily for Starship launches given its scale.
Blue Origin New Glenn — launched January 16, 2025. More launches expected.
Project Hinson — a confidential Cape Canaveral project involving $1.8 billion in capital improvements and 600 high-paying jobs at an average salary of approximately $93,000. More people are coming to the Space Coast because of this.
Transportation, Healthcare & Infrastructure
- Brightline Train Station: Reapplying for a $50M federal grant toward an $80M station at US-1 and SR-528. Timeline targets 2028 but depends on grant funding.
- Ellis Road Widening: $56M project entering pre-construction in 2025, full construction starting 2026
- Health First Palm Bay Hospital: $200M expansion, 5-floor patient tower, construction starting summer 2026, completion 2028
- Orlando Health Brevard Expansion: $700M plan including a new hospital and freestanding ER (filling the gap left by Rockledge Hospital's closure)
- Melbourne Orlando International Airport (MLB): Approved to purchase a 176-acre parcel for future aeronautical development (July 2025)
