If you are thinking about building a new home in Viera, Florida, the Chase II by Viera Builders deserves a spot on your shortlist. I recently walked the model with Lisa from Viera Builders in Farallon Fields, one of the builder's active communities in Viera West, and this floor plan makes it easy to see why it has become a favorite with buyers comparing new construction on the Space Coast.
The Chase II offers 3 bedrooms, 3.5 bathrooms, and 2,436 square feet under air, with two flexible living spaces that let the home grow with you. The "II" in the name refers to the optional second floor loft, and the plan can be built as either a one story or two story home. In Farallon Fields it sits on a 45 foot wide lot, which also makes it one of the more attainable options in the community.
The Kitchen: Strong Standard Features with a Gourmet Option
One thing that stands out about Viera Builders is how much comes standard. The model shows the standard kitchen, which includes the range and microwave, plus the standard cabinets, baseboards, and countertops. If you want to level up, the gourmet kitchen option swaps in a 36 inch cooktop with a vent hood plus a built-in wall oven and microwave.
Here is a detail a lot of buyers miss: Viera Builders includes light colored quartz countertops as a standard feature. Many other builders only offer darker quartz at the base price and charge an upgrade fee for the lighter tones most buyers want. Small things like that add up when you are comparing builders line by line.
Flooring
The standard flooring package is 18 inch square tile in the wet areas and entryways with carpet throughout the rest of the home. Running that tile through the main living areas is a popular and relatively affordable upgrade, especially if you have pets.
Impact Windows and Other Standard Features
Impact windows come standard on the front of the house, the sides of the house, and every window upstairs. If you want every piece of glass in the home to be impact rated, that is an available option, and it is more affordable than many buyers expect. You will also notice the paver driveway, which is standard on every home.
The model features an enclosed lanai (the screen enclosure is an upgrade), and it is a really good size. Farallon Fields also has larger ponds throughout the community, so there are opportunities for a water view depending on your lot. Eight foot interior doors are an upgrade worth considering since they make the whole home feel taller and brighter.
The Primary Suite and Guest Wing
The primary suite sits at the back of the home with a bathroom that includes double vanities, a walk-in shower, a private water closet, and a large walk-in closet, plus a linen closet nearby. Storage matters in Florida since we do not have basements, and this plan delivers on closets.
On the other side of the home you will find two guest bedrooms, a full bathroom with a tub (tile to the ceiling is an available option), and the laundry room. Every room in this plan gets great natural light, which is one of the first things you notice walking through.
One thing to plan for in your budget: like most new construction homes, the Chase II does not generally come with a refrigerator, washer, or dryer.
Two Flex Spaces: The Bonus Room and the Loft
What really makes the Chase II popular is its flexibility. Downstairs, just off the entry, there is a flex room with a big front window. Near the living area there is a second bonus room that can stay open, be enclosed with glass doors, or be converted into a true fourth bedroom for a nominal fee. It comes with a closet as standard either way.
Upstairs, the optional loft is a nice big bonus space with a landing at the stairs, bright windows, and its own full bathroom. Buyers use it as a media room, a home office, a gym, or a kids' hangout space.
Life in Farallon Fields
Farallon Fields is one of Viera Builders' active communities, and a community center with a swimming pool is planned near the model home area. More lots are opening up, so if this floor plan speaks to you, it is worth getting on it early. One Important Tip Before You Visit a Model Home
If you are considering new construction anywhere in Viera or the Space Coast, reach out to your agent before you visit the model homes. If you tour without your agent on the first visit, or at least identify them at that time, the builder will not allow you to add representation later. Builder contracts are written by the builder, so having your own representation costs you nothing and protects you through the whole process.
