If you're considering a brand new home in Viera, Florida, Atlin Cove is one of the newest Viera Builders communities worth putting on your short list. Nichole and I recently walked through the model homes with Lisa from Viera Builders to see what buyers can expect, and this is a community designed with families, first-time move-up buyers, and downsizers in mind who want to stay out of a 55 and older setting.

About Atlin Cove by Viera Builders

Atlin Cove is a new community from Viera Builders located in Viera, Florida. The plan calls for nearly 600 homes at full build-out, so this is not a small pocket community. It will include a dedicated amenity center for residents, which is one of the perks of buying new construction here instead of resale in an older Viera neighborhood.

Lots in Atlin Cove come in two widths: 40 foot and 50 foot. There are four floor plans built on the 40 foot lots and four more built on the 50 foot lots, which gives buyers eight total plans to choose from. Every home in the community is designed with a two-car garage.

Pricing at Atlin Cove

Base pricing starts in the mid $400s and runs into the high $500s depending on the plan and lot. The lowest base price we discussed was around $475,000. Keep in mind that is base pricing. Options, upgrades, and lot premiums will raise the final number, so if you're budgeting, build in room for the finishes you actually want.

The Crystal Model Home

The first model we toured was the Crystal. This plan comes in at four bedrooms and three and a half bathrooms with two flex spaces, a study, and a loft upstairs. If you need a fifth bedroom, the Crystal can be built with that configuration as well, which makes it a strong fit for larger households or buyers who want a dedicated guest suite plus a home office.

Features that stood out in the Crystal

Viera Builders is now offering LVP flooring on the stairs, which is a nice upgrade from the carpet-only stair setup you used to see in most new construction here. The LVP continues from the main living areas up the staircase for a more seamless look.

The kitchen in the Crystal model is dressed with upgraded cabinets, upgraded countertops, a full backsplash, a cook top, a hood, a microwave, and a wall oven. The family room opens directly to the kitchen with high ceilings that make the great room feel much larger than the square footage alone would suggest. The main-level flex room can be built with doors or left open, so you can tailor it to a formal dining room, a home office, or a playroom depending on how your family actually lives.

Behind the kitchen, the home includes what Viera Builders calls the Home Management Center, or HMC. It is a built-in drop zone for keys, mail, backpacks, and chargers right off the garage entry. Next to it is a dedicated laundry room tucked toward the back of the home so you don't hear the washer and dryer running from the main living area.

The Second Model Home

The second model shows the alternate kitchen layout that comes standard, with the microwave and range stacked rather than mounted separately. Lisa pointed out that one of her buyers who cooks a lot actually prefers that standard setup over the upgraded split configuration, so the standard kitchen is not a downgrade in function. It just comes with a splash in place of a full backsplash and more basic cabinets, which keeps the base price lower.

This plan can be built as a one story or expanded with a loft (the Briea) if you need the extra square footage upstairs. The one-story version simply cuts off the staircase and finishes the roofline over the back of the home.

Who Atlin Cove Is Built For

Based on what Lisa shared, Viera Builders is seeing three main types of buyers in Atlin Cove:

  • Families starting out who want brand new construction in Viera without the premium of a larger lot.
  • Buyers relocating from out of state who want new construction with a builder warranty and modern finishes.
  • Downsizers who do not want to be in a 55 and older community because the HOA fees in Viera's 55+ communities tend to run noticeably higher.

Location Perks

Atlin Cove's location gives residents fast access to the Viera retail corridor, including Costco, The Avenue Viera, and the restaurants and medical offices along Lake Andrew Drive. It is also a quick drive to I-95 for commuters heading south to Melbourne or north toward the Space Center.

What Buyers Need to Know Before Visiting

This is the piece most buyers miss. If you walk into the Viera Builders sales center at Atlin Cove, or any new construction model home on the Space Coast, and you register without your own agent, the builder will not let you add one later. That means you lose your buyer representation and the advocacy that comes with having an experienced local agent in your corner.
