If you have narrowed your Space Coast search down to Central Brevard County, chances are Viera and Suntree are both sitting on your short list. They share a zip code neighborhood, the same beaches, the same airport, the same hospitals, and a whole lot of the same shopping. But once you actually spend time in each one, you start to notice they feel like two very different places to live.

This is a side by side comparison of Viera vs Suntree, Florida: the growth, the home prices, the community fees, the insurance realities, the commute times, and the lifestyle differences that decide which one is right for you.

Where Viera and Suntree Sit in Brevard County

Both communities are in Central Brevard, right down the east coast of Florida and just east of Orlando. Suntree sits about halfway between Rockledge and Melbourne. Viera sits just above Suntree and actually straddles both sides of I-95.

Because they are neighbors, they share almost every service that matters: the same coastline, the Orlando Melbourne International Airport, Health First and Rockledge Regional hospitals, and the same major shopping corridors. What changes when you cross from one to the other is the housing stock, the age of the neighborhoods, the amenity packages, and the overall vibe.

The Growth Story: Why Central Brevard Keeps Filling Up

When people hear Viera, they picture cranes and new rooftops going up overnight. There is a lot of new construction on the west side of Viera, and that part is true. But the bigger story is what is happening underneath it.

Brevard County as a whole has added roughly 57,000 people over the last five years and is now sitting around 664,000 residents. That is about 9% growth in five years, and a huge chunk of it has landed right here in Central Brevard.

Here is the number that really tells the story: Viera ranked as the 23rd top-selling master-planned community in the entire country in 2024, and it has been in the national top 50 every single year for the last decade. Ten straight years of people consistently choosing this one spot is not a flash in the pan. It is people moving in and actually staying.

How Safe Is Central Brevard?

One thing that trips people up when they research Viera and Suntree online is that neither one shows up on the usual "safest cities" lists. That is not because they scored badly. It is because they are both unincorporated communities. There is no Viera city hall, no Suntree mayor, and no dedicated Viera or Suntree police department. Both communities are patrolled by the Brevard County Sheriff's Office, and a city that does not technically exist cannot get ranked as one.

Zoom out and use the county picture instead. Brevard County grades out in roughly the 99th percentile nationally on safety, meaning it comes in safer than about 99% of counties in the country according to third-party crime data and county sources. The west and central parts of the county, which is exactly where Viera and Suntree sit, tend to be considered the safer pocket by the people who actually live here.

Numbers are one thing, but the honest test is on the ground. Come visit, stand in the neighborhood at 7:00 on a Tuesday evening, and watch what is going on. Are people out walking their dogs? Are kids on bikes? Are neighbors talking to each other on the sidewalk? That tells you more than any statistic ever will.

What Homes Actually Cost in Viera vs Suntree

Viera Home Prices

Viera gives you the widest menu in Central Brevard. Entry-level homes, usually older ones on the east side of Viera, can start somewhere in the mid to high $300s. The median across all of Viera has been running right around the high $570,000s, and the average pulls up closer to $625,000 because of the larger new-construction homes on the west side that stretch up past a million dollars.

Translation: you can get in on the more affordable end in East Viera, or you can buy brand new and higher-end on the west side. Same community name, very different price points.

Suntree Home Prices

Suntree runs pretty comparable on single-family homes, averaging right around $600,000. Those are typically 3 to 4 bedroom homes at around 2,000 to 2,300 square feet.

Here is the tip most buyers miss: Suntree has more of a condo and townhome inventory than Viera, and those come in a lot lower, sometimes in the high $200s. If you want the Central Brevard location and lifestyle without the single-family price tag, Suntree gives you a much more affordable door in.

One quick note on demand. Homes in Suntree move fast. The typical single-family home there sells in about three weeks, and a big chunk of them go under contract within the first month. That is a competitive little market, which tells you people really want to be there.

Community Fees and Insurance: The Costs Buyers Miss

Two line items catch buyers coming down from the north, and they matter as much as the sticker price.

Community Association Fees

Both Viera and Suntree have community fees, and they vary depending on the exact neighborhood you pick. Some neighborhoods have more amenities baked in than others, so the fees can range widely from one street to the next. A few communities even carry more than one association fee. My advice is always the same: get the specific fees for the specific neighborhood in writing before you fall in love with a house. Do not guess, and do not trust a listing description on this one.

Homeowners Insurance

This is where the age of the home matters a lot. A big share of West Viera is newer construction, and newer homes in Florida are built to a much stronger, more modern building code, with better roofs, better windows, and better tie-downs, all the things that matter when a storm rolls through. That can make a real difference on your homeowners insurance premium.

Suntree and East Viera have a lot of beautiful established homes with mature trees and bigger lots. They have character and shade, but many of them are older, and an older roof can push your insurance up. Neither one is objectively better. It is a trade-off between a newer build with friendlier insurance and an established home with the kind of character a brand-new subdivision cannot fake yet.

Commute Times from Viera and Suntree

Both Viera and Suntree sit right on I-95, which gives you easy access up and down the county and out to the beach. Here is roughly what your drive looks like to the major Space Coast employers and destinations.

Melbourne Employers (L3Harris, Northrop Grumman)

If your job is at L3Harris or Northrop Grumman down in Melbourne near the Orlando Melbourne International Airport, you are looking at a pretty manageable drive south on I-95 from either community.

Kennedy Space Center, Blue Origin, SpaceX

If you are working up at Kennedy Space Center or on Merritt Island for Blue Origin or SpaceX, you head north on I-95. Plan on roughly a 45-minute drive once you clear the gates, depending on exactly where your building sits.

Patrick Space Force Base

Patrick Space Force Base is one of the sweeter commutes from Central Brevard. From either Viera or Suntree, you head east toward the beach on the Pineda Causeway and you are typically no more than a 20 to 25 minute drive.

The Beach

You are only about 15 to 25 minutes from the sand from either community, which is honestly one of the best perks of living in Central Brevard.

Orlando

Need to get to Orlando for the airport, theme parks, or a night out? SR 528, also known as the Beachline, drops you into Orlando in about an hour give or take.

One honest note. I-95 through Central Brevard does get busier during rush hour. Before you commit to a specific job address, do yourself a favor and actually drive the commute at 7:30 in the morning and 5:15 in the evening. Do not test it at 2:00 in the afternoon when the road looks nice and clear. Test it at the times that are actually going to be in your life.

Viera Is Probably Your Pick If…

Viera is the right fit if you want newer, bigger, and more to do. This is the community that is still actively growing and still building brand new neighborhoods, especially on the west side. You have The Avenue Viera for shopping and restaurants, the Space Coast Stadium, the Brevard County government complex, a hospital, and a ton of amenities all packed into one master-planned area.

If you want new construction, the most house for your money on the east side of Viera, a brand-new build on the west side of Viera, golf cart neighborhoods, and everything just a few minutes away, Viera is likely your answer. There is a reason it has stayed in the country's top selling master-planned communities for ten straight years.

Suntree Is Probably Your Pick If…

Suntree is the right fit if you want established, mature, and a little quieter. This community is mostly already built out, so you get big beautiful trees, mature landscaping, and that subtle lived-in feel that a brand-new neighborhood cannot manufacture yet.

Right in the middle of it, you have Suntree Country Club with 36 holes of golf, tennis, a pool, and dining. If golf and a relaxed country club adjacent lifestyle is your thing, or if you want the option to get in through a condo or townhome at a lower price point, Suntree is a really strong choice. It is a favorite with retirees and with families who want that tucked-in community feel.

The Simplest Way to Sort These Two

Here is the shortest version I can give you:

  • Want new construction, more amenities, and a growing master-planned feel? Look at Viera.
  • Want established, mature, quieter, with golf and country club living? Look at Suntree.
  • Want the most affordable way into this pocket of Central Brevard? Look at older East Viera homes or Suntree condos and townhomes.

Honestly, you can't really go wrong with either one, and that is a great problem to have. Central Brevard keeps growing, homes keep selling, prices have held up and appreciated, and people keep choosing Viera and Suntree year after year, not because it is a get-rich-quick housing market, but because everything just stacked up in one place: safety, home options across a wide range of budgets, quick access to the beach, the airport, Orlando, and every major Space Coast employer.
