If you're relocating for work, planning your retirement, escaping the cold, or getting closer to family, you probably have a long list of questions before you make the leap. As a local Space Coast REALTOR® who moved here almost five years ago, I hear the same questions over and over from people planning their move to Brevard County. In the video above I answered the biggest ones on the way to an appointment, and this post breaks them all down so you can plan your relocation to Melbourne with clarity.
How Do You Even Start the Process of Moving to Melbourne, FL?
The first step is a conversation. Before you book flights, tour houses, or map out neighborhoods, we get on a call together so I can understand what you actually need. Are you working remotely? Retiring? Do you need a big yard, a pool, a garage for the boat? Do you want beachside living or inland? What does your budget realistically look like once we factor in Florida property taxes and insurance? Are you selling a home first?
Once I understand your lifestyle, budget, and timeline, I put together a plan that fits where you are in the process. Some people are ready to buy in 30 days. Some are five years out. Both are fine, and both start the same way, with a real conversation.
Beachside or Inland: Where Should You Live in Melbourne?
This is one of the first big decisions relocation buyers face on the Space Coast. Melbourne has direct beachside neighborhoods across the causeways, and it has inland neighborhoods that are still just minutes to the water. It really depends on your lifestyle, your budget, and your daily routine.
If you surf, if you walk on the sand every morning, if being near the ocean is non-negotiable, beachside is where you want to be. But beachside living comes with tradeoffs. Insurance is different. Salt air is a factor. Traffic in and out during peak season is real. If those things don't excite you, inland Melbourne gives you more house for the money and quick access to the beach when you want it.
One important note. A lot of homes with a "Melbourne" mailing address are technically in other communities, like Viera or Suntree. The address says Melbourne, but the community is its own thing. When we tour, I'll show you exactly what the address really means so you know what you're buying into.
Can You Show Us Around When We Fly In?
Yes, but not the way most people expect. My job is to show you houses and prepare you to purchase a home. What I do for the "get to know the area" part is build you a custom itinerary you can explore on your own. You'll get a map, the neighborhoods that fit your criteria, the coffee shops and restaurants I'd send you to, the beaches worth stopping at, and the drive times between areas so you can feel Melbourne from the inside of your own rental car.
If you're still early in the process and not ready to schedule private showings, I'll also line up open houses so you can get inside real homes and start calibrating what your budget actually buys here. By the time you're ready for real showings, you'll walk in with a strong sense of where you want to live.
Should I Sell My Current Home First, or Put Offers In Melbourne First?
The honest answer for most buyers is get your current home at least listed before you start writing offers here. Sellers in Melbourne want to see that you're serious and that your financing isn't dependent on a house that hasn't hit the market yet. As soon as your home goes under contract back home, your position in Melbourne gets significantly stronger.
If you're in a rare position where you can carry two mortgages and buy first, that can work, and I've had clients do it and sell their previous home afterward. Most people aren't in that spot, and that's fine. Get your current home prepped, priced, and listed, and we'll time the Melbourne side to match.
Do I Need to Rent in Melbourne First?
Some relocation buyers love the idea of renting for a year to get to know the area. It removes the pressure, gives you time to feel out neighborhoods, and lets you avoid a rushed decision. If that's you, my business partner Nichole Barna can absolutely help you find a long-term rental in Melbourne.
Other people, especially families with kids, don't want to move twice in one year. If moving out of your current home, into a rental, and then into a purchase sounds miserable, go straight from your home to your Melbourne home. Is Melbourne Actually Affordable?
It depends where you're coming from. Buyers moving from California walk into our showings and can't believe how much house they get for their money. Buyers moving from Georgia sometimes feel the opposite, because their dollar stretched further at home. Melbourne sits in the mid-range of Florida. We're not Miami expensive, and we're not in the cheapest pockets of Central Florida either. But we're beachside, we have a strong job market with wages above the national average, and you're paying for a lifestyle you can't replicate inland.
Once we look at your budget and your must-haves together, we can quickly tell you if Melbourne is realistic for you as-is, if you need to adjust your list, or if a nearby Brevard County town might be a better fit.
What About Property Taxes and Insurance?
Two of the biggest cost questions I get, and here's the honest breakdown from what I see on real closings.
Property Taxes in Melbourne
Most Melbourne homes I close land somewhere between roughly $2,500 and $3,500 per year in property taxes. I've closed a $3 million home where property taxes ran up to $15,000 a year, but that's the luxury end. Your specific tax bill will depend on the home's assessed value, exemptions like homestead, and the exact taxing district. When we send you homes to consider, we'll look at the real tax numbers together.
Home Insurance in Florida
Yes, you can absolutely get insurance in Melbourne. It's harder than it used to be, and it varies a lot by home, roof age, and location, but it's very doable. When we're touring, I'll tell you if a specific house is likely to be costly to insure or if it should be affordable. It's worth building that into your budget from day one instead of finding out at closing.
I also strongly recommend flood insurance even if the home isn't in a flood zone. Most of Melbourne is not in a flood zone, but there are pockets that are, and flooding can happen from storms coming through from anywhere. Standard homeowner's insurance does not cover flooding, and the peace of mind is worth it.
