Mortgage rates are the first thing most Space Coast buyers ask about, and right now the honest answer is that they are higher than they were a year ago. Freddie Mac's weekly survey for October 8, 2026 put the average 30-year fixed rate at 7.40%, up from 7.28% the week before and well above the 6.30% average from the same time last year. Here is what that means in real dollars for a Brevard County purchase, and how buyers are still making smart moves.
What 7.40% Does to a Monthly Payment
The Space Coast Association of REALTORS® reported a July 2026 median sale price of $380,000 for single-family homes in Brevard County, flat compared with a year earlier. Take that price with 10% down, which leaves a loan of $342,000. At 7.40% on a 30-year fixed loan, principal and interest comes to roughly $2,370 a month. At last year's 6.30%, the same loan would have been about $2,120. That is a difference of around $250 a month, or about $3,000 a year, on identical housing.
These figures are principal and interest only. Property taxes, homeowners insurance, flood insurance where required, and any association fees come on top, and in Florida the insurance line deserves real attention. Ask for an insurance quote early, before you fall in love with a house.
The Local Market Is Not Collapsing Because of Rates
Higher rates have cooled buyer budgets, but Brevard has not seen a price crash. In July, single-family closed sales were up about 4.1% over the prior year at 943 sales, and months of supply had tightened to around 3.5 months from 4.6. Townhouses and condos told a slightly different story, with a $299,000 median (up roughly 4.9%) and about 6.2 months of supply, down from 8.4 a year earlier.
What this tells us is that buyers are still buying, sellers are still pricing realistically, and inventory is more balanced than it was. Single-family homes in many price bands are not sitting forever, while condos still give buyers more room to negotiate.
Strategies Space Coast Buyers Are Using
Negotiate for the rate, not just the price
When a seller has been on the market a while, a concession toward closing costs can fund a temporary rate buydown. A 2-1 buydown, for example, lowers your rate in the first two years. It is not free money, and it only helps if you plan to stay or refinance, but it can make early payments easier.
Shop at least three lenders
Rate quotes can differ meaningfully from one lender to the next on the same day, and so can fees. Compare the Loan Estimate documents side by side, looking at the rate, the points, and the total cost of the loan.
Look at loan programs you may qualify for
Brevard County has a large veteran and active-duty population connected to Patrick Space Force Base and Cape Canaveral. VA loans can offer no down payment and no monthly mortgage insurance for eligible borrowers, and FHA and USDA options exist for others. Your lender can tell you what applies to your situation, and we can connect you with local lenders who work with each program every day.
Consider the price tier that fits the payment
Instead of asking what you can qualify for, ask what monthly payment you are comfortable with and work backward. Condos and townhomes, or homes in areas such as Palm Bay, Titusville, and West Melbourne, often fit a given payment more easily than beachside single-family homes.
Should You Wait for Rates to Drop?
Nobody can time rates reliably, and we are not mortgage advisors or financial planners, so please talk with a licensed loan officer about your own numbers. What we can say from the market side is this: if rates fall, more buyers tend to return at once, and competition and prices can firm up. Buying now with the ability to refinance later, if it makes sense, is a path many buyers choose. Waiting is also a legitimate choice if your budget or timeline is not pressing. The right answer depends on your finances, not a headline.
