If you're planning to buy a home on Florida's Space Coast in 2026, the interest rate conversation is probably the single biggest factor in what your monthly payment looks like. Rates have moved a lot over the past three years, and what buyers remember from 2021 doesn't apply anymore. The good news: rates in 2026 aren't the panic story headlines sometimes make them out to be. The real story is more practical, and for most buyers, the math still works.
Here's where rates stand right now, what they mean for your buying power in Brevard County, and how local buyers are actually adapting.
Where Mortgage Rates Stand in Spring 2026
As of April 2026, 30-year conventional mortgage rates for qualified buyers have been running in the mid-6% range, with slight week-to-week variation. FHA and VA rates typically come in a quarter to half point lower, and 15-year fixed products are tracking lower still. These numbers are well off the peaks we saw in late 2023 and are roughly in line with historical long-term averages for the U.S. housing market.
For context: the 50-year average for 30-year mortgage rates sits right around 7.7%. The ultra-low rates many buyers remember from 2020 and 2021 were a pandemic-era anomaly, not a baseline. Recalibrating around that reality is the single most useful mental shift a Space Coast buyer can make in 2026.
What a 1% Rate Change Means for Your Payment
A 1% change in interest rate has a larger effect on your monthly payment than most buyers realize. Here's a rough illustration on a $400,000 mortgage with 20% down ($500,000 home):
At 7%, principal and interest run about $2,661 per month.
At 6.5%, it drops to about $2,528 per month.
At 6%, it drops to about $2,398 per month.
At 5.5%, it drops to about $2,271 per month.
That's nearly $400 per month between 7% and 5.5%, or about $4,800 per year. For many Space Coast buyers, that difference is the line between stretching and comfortable. It's also why waiting for a small rate drop can sometimes pay off, but only if home prices don't rise faster than the rate drops save you. That's the rate-versus-price trade-off we walk clients through all the time.
How This Affects What You Can Afford in Brevard County
At current rates, a buyer with strong credit, 10% down, and a $120,000 household income can typically qualify for a home in the $400,000 to $475,000 range, depending on other debts and Florida-specific costs like insurance and HOA fees. That buying power maps onto several realistic Space Coast markets:
Palm Bay and West Melbourne: Inventory of 3 to 4 bedroom homes, often under 10 years old, frequently lands in this window. New construction in Palm Bay especially has stayed within reach of qualified mid-market buyers.
Titusville and Mims: Still some of the most affordable areas in Brevard. A $400K budget goes meaningfully further here, often buying a larger or waterfront-adjacent home.
Rockledge, Cocoa, and parts of Melbourne: Mid-range single-family homes, solid school zones, and a wider mix of older and newer inventory.
Viera: Still possible at $450K+ in the townhome and smaller new-construction segments. Larger homes push into the $500K to $700K range.
Beachside areas (Cocoa Beach, Satellite Beach, Indian Harbour Beach, Indialantic): You'll typically need to stretch past $500K, and for detached homes in most cases past $600K.
Insurance and Taxes: The Florida Wild Card
Interest rate is only part of your housing cost. In Brevard County, homeowners insurance has been a moving target, and for coastal and inland properties alike, it's a number worth pinning down before you're emotionally attached to a house. Wind, flood, and standard coverage on a typical $500,000 Space Coast home can range from about $3,500 per year inland to $7,000 or more beachside, depending on age of roof and flood zone.
Property taxes in Brevard remain reasonable relative to the Northeast or Midwest, and Florida's homestead exemption and Save Our Homes cap help primary residents. Investors and second-home buyers should plan for the full non-homestead rate.
When we pre-qualify buyers, we always model the real monthly payment: principal, interest, taxes, insurance, and HOA if applicable. Rate alone can mislead you.
Strategies Smart Space Coast Buyers Are Using in 2026
Rate buy-downs from builders. Several national builders active in Brevard (Pulte, Lennar, D.R. Horton, Ashton Woods, Viera Builders among them) have been offering 2-1 and permanent rate buy-downs on select inventory. On new construction in Viera, Palm Bay, Rockledge, and West Melbourne, this can effectively lower your starting rate by a full point or more. Ask specifically about incentives tied to the builder's preferred lender.
Assumable VA and FHA loans. If a seller has an assumable loan at a lower rate, and you qualify, this can be a real advantage. Our veteran and military buyers on the Space Coast have used this strategy successfully, especially given the large military and defense community around Patrick Space Force Base and Cape Canaveral.
Buy now, refinance later. This phrase gets overused, but the underlying math is real: you can't refinance a home you don't own, and home prices in Brevard have trended upward. If rates drop meaningfully in 2027 or 2028, refinancing is a straightforward option. Marrying the house and dating the rate is still a reasonable philosophy for most buyers.
Shopping lenders seriously. A quarter to half point rate difference between lenders is common. We always recommend getting at least three quotes on the same day, because rates move daily. Local Brevard lenders sometimes beat the big national names on closing costs, even when the advertised rate is close.
Should You Wait for Lower Rates?
Honest answer: maybe, but probably not. Space Coast home prices in most segments have held steady or crept up modestly through 2025 and into 2026. If rates drop a full point and prices rise 4% in the same period, you may not end up ahead financially. Timing the bottom of any market, rate or price, is a game most people lose.
The buyers we see succeeding in 2026 are the ones who've stopped waiting for 2021 to come back. They've accepted the current rate environment, shopped smartly, looked at total cost of ownership, and chosen a home they actually want to live in. Rates will eventually move again. Your home will still be your home.
