Viera sits in central Brevard County, roughly a 20 minute drive to the beaches, 30 minutes to Kennedy Space Center, and about an hour to Orlando. It is one of the most active new construction markets on the Space Coast, and Viera Builders has been the primary builder inside the master plan for decades. If you are moving to the Space Coast from out of state and the idea of walking into a brand new home sounds easier than renovating a resale, this is the guide you want to read before you ever walk into a model home.
In my latest video, I sat down with Lisa from Viera Builders to walk through every stage of the new construction process. Below is the full step-by-step so you know exactly what to expect, where the pressure points are, and how to protect yourself as the buyer.
Step 1: Choose the Right Community in Viera
Viera is not one neighborhood. It is a master-planned community made up of villages, each with its own feel, price range, and amenity package. Addison Village, Trasona, Bridgewater, and the newer builds west of I-95 all read differently once you are standing in them.
Before you fall in love with a floor plan, decide what the day to day needs to look like. How close to The Avenue Viera do you want to be? Do you need quick access to I-95 for a Melbourne or Orlando commute? Are you looking for lifestyle amenities like pools, pickleball, and walking trails, or do you want a quieter pocket? The community you choose constrains every decision that follows, so this step matters more than most buyers realize.
Why a Local Agent Matters Before Your First Visit
This is the single most important piece of advice in the entire video. If you want your own agent representing you through the build, that agent has to be identified before your first visit to Viera Builders. If you walk in alone, sign in, and then try to bring an agent in later, you can lose the ability to have independent representation on the biggest purchase of your life. Step 2: Pick a Floor Plan and Lot
Once you know the community, you narrow to a floor plan and a specific lot. Floor plans in Viera range from 3 bedroom single stories to larger 4 and 5 bedroom plans with lofts, flex rooms, and bonus spaces. Pay attention to lot orientation. Which way does the back of the home face? Will the primary suite get afternoon sun? Is the lot a corner, a cul de sac, a preserve view, or does it back up to another home?
Lot premiums in Viera can swing thousands of dollars, so you want to understand what you are paying for and whether that premium holds its value at resale.
Step 3: Structural Upgrades
Structural upgrades are the choices that have to be locked in before construction starts because they change the bones of the house. Extended garages, bonus rooms over the garage, pool pre-plumbs, pocket sliders to the lanai, outdoor kitchen rough-ins, extra windows, and ceiling height changes all fall in this bucket.
Here is the rule: anything that touches framing, foundation, plumbing rough-in, or electrical rough-in has to be decided now. You cannot add it later without tearing drywall. If you are even considering a future pool, add the pool pre-plumb now. If you want a cabana bath off the lanai, now is the time.
Step 4: Design Center Selections
The design center is where personality enters the house. Flooring, cabinets, countertops, backsplash, lighting, plumbing fixtures, paint, hardware. For most buyers this is the fun stage, but it is also where budgets get stretched if you are not disciplined.
Walk in with a plan. Know which rooms you want to splurge on and which rooms you are keeping standard. Kitchen countertops and the primary bath are usually the two upgrades that pay back the most at resale. Carpet in secondary bedrooms almost never does. Lisa and her team at Viera Builders will walk you through each category, but having your priorities set before you arrive keeps the decisions clean.
Step 5: Financing and Contracts
Financing a new build is different from financing a resale. Most buyers lock their rate at some point during construction, not at contract signing. Timing matters because the house might not close for another 8 or 9 months. Talk to your lender about extended rate locks and builder incentives. Builders in Viera often offer meaningful credits toward closing costs or rate buydowns when you use their preferred lender, which is worth comparing to an outside lender you already trust.
Your contract will spell out the base price, structural upgrades, design center allowances, lot premium, escalation clauses, and estimated completion window. Read it twice. If a term is not clear, ask before you sign.
Step 6: Permitting
Once contracts are signed and plans are finalized, the file goes to Brevard County for permitting. This is a waiting phase. It can take anywhere from a few weeks to a couple of months depending on how busy the county is. There is nothing for you to do here except stay in touch with your builder project coordinator and keep your financing paperwork current.
Step 7: Construction Meetings
After permits clear, construction begins and you move into a rhythm of scheduled meetings with your builder. There is typically a pre-construction meeting, a frame walk, a pre-drywall walk, and a final walk. Each one is a checkpoint where you can verify that what was ordered is what is being built.
If you are building from out of state, this is where things get interesting. Viera Builders is used to out of state buyers and will send photo and video updates between formal meetings. Your agent can also attend the meetings on your behalf and send you a recap. I do this for my relocation buyers all the time.
Step 8: Inspections, Including a Third Party Option
Your builder runs their own quality control inspections at every stage, and the county inspects at required milestones. Both are standard. The question is whether to also hire an independent third party inspector.
Lisa and I talked about this on the video and we both land in the same place: a third party inspection is worth it. For a few hundred dollars you get a second set of eyes trained specifically to find issues before they get buried under drywall or paint. The best time to run one is at the pre-drywall stage, when framing, plumbing, electrical, and HVAC rough-ins are all exposed. The builder may want to be present, which is fine.
Step 9: Final Walkthrough
The final walkthrough happens a few days before closing. You walk the entire house with the builder, note anything that needs correction, and sign off on the punch list. This is not the time to be polite. Flag every scratch, every misaligned cabinet door, every outlet that does not work. Builders expect a punch list and they build time into the schedule to fix items before closing.
Bring blue painters tape. Mark anything that needs attention so there is no debate later about what was on the list.
Step 10: Closing Day
Closing on a new build looks similar to closing on a resale, with a few twists. You will sign loan documents, final HUD, title documents, and builder-specific paperwork that includes warranties. New homes in Florida come with a one year full warranty from the builder, a two year systems warranty on plumbing, electrical, and HVAC, and a ten year structural warranty. Keep every document. You will need them if you ever file a warranty claim or sell the home.
After closing, you get the keys. The irrigation, appliances, and smart home features all go through a brief orientation. You are now a Viera homeowner.
How Long Does It Take to Build a New Home in Viera?
Realistically, 6 to 12 months from contract to closing, depending on the floor plan, the backlog, weather, supply chain conditions, and how quickly design selections and permits move. Larger plans and more complex upgrades push the timeline longer. The best thing you can do is build flexibility into your relocation plan. If you are selling a home up north, do not list it the week your builder breaks ground. Give yourself a cushion.
Building From Out of State
