When are property taxes due in Brevard County, Florida?

Every fall, my phone rings with some version of the same question from new Space Coast homeowners: "I just got something in the mail about my taxes, what am I supposed to do with it?" Florida's property tax calendar is actually generous once you understand it, because the state pays you to be early. But the deadlines are real, and missing the last one gets expensive quickly.

Here is the full Brevard County property tax year, month by month, so you know exactly what arrives when, what is a bill, what is not a bill, and how to save a few hundred dollars for doing nothing more than paying in November.

What is the TRIM notice you get in August?

In August, the Brevard County Property Appraiser mails every owner a Truth in Millage (TRIM) notice. The envelope literally says DO NOT PAY, THIS IS NOT A BILL. It shows your property's market, assessed, and taxable values, the millage rates each taxing authority is proposing, and when their budget hearings will be held.

The TRIM notice is your one warning shot. If you believe your value is wrong or an exemption is missing, this is the window to contact the Property Appraiser and, if needed, petition the Value Adjustment Board. The petition deadline appears on the notice itself and arrives fast, so do not set the envelope aside for later.

When does the actual tax bill arrive in Brevard County?

The Brevard County Tax Collector mails tax statements on or about November 1. Taxes are due and payable from November 1 through March 31 of the following year.

How do Florida's early payment discounts work?

Discounts are based on the postmark. On a typical Space Coast tax bill, the November discount is worth real money, often a few hundred dollars on higher-value homes in places like Viera, Merritt Island, or the beachside towns. If your mortgage company escrows your taxes, they pay in November for exactly this reason.

What happens if you miss March 31?

Taxes become delinquent April 1, and a 3 percent minimum mandatory charge is added immediately. If payment still has not been received and processed by April 30, the delinquent account gets advertised in the newspaper, with the advertising costs added to what you owe. After that, the Tax Collector holds the annual tax certificate sale, where investors effectively buy the lien on your property and interest starts accruing until you redeem it.

In other words, the penalty curve is not gradual. April is the cliff. If cash is tight in March, call the Tax Collector's office before the deadline rather than after it.

Can you pay Brevard County property taxes in installments?

Yes. The installment plan splits your bill into four payments due by June 30, September 30, December 31, and March 31. To join, your estimated tax must be more than $100 and your application (state form DR-534) must reach the Tax Collector before May 1 of the tax year. Once you are in the plan and make your June payment on time, you do not need to reapply each year.

One important note: if your lender escrows your taxes, skip the installment plan. Mortgage companies pay in November to capture the maximum discount for your escrow account, and the two systems do not mix.

FAQ: Brevard County property taxes

Why is my first tax bill higher than the seller's was?

When a home sells, the assessed value generally resets to market value for the new owner, and the previous owner's Save Our Homes cap and exemptions do not transfer. Budget from the property's full market value, not the amount on the seller's old bill.

Do I need to file anything to get the November discount?

No. The discount applies automatically based on when you pay. Pay your Brevard County bill with a November postmark and the 4 percent discount is yours.

What if I never receive my tax bill?

Florida law puts the responsibility on the owner even if the bill goes missing. If November comes and nothing arrives, look up your account on the Brevard County Tax Collector's website or call the office.
