Golf on the Space Coast is a year-round activity. The winters are mild, the courses stay open, and a serious chunk of our Brevard County relocation buyers want a home that overlooks a fairway. The question is which Space Coast community fits. Living on a private member course is a different lifestyle than living on a public course or a municipal course, and the differences show up in dues, in access, in resale, and in who your neighbors are.

This is a side-by-side look at the three main golf-course living options in Brevard County, Florida. My partner Nichole and I help buyers move into all three, and the right answer depends on how often you actually play and what you want your daily life to look like.

Option 1: Suntree, Melbourne FL (Suntree Country Club)

Suntree is a large established community in the Melbourne mailing area of unincorporated Brevard County, just north of Viera. It sits around Suntree Country Club, a private 36-hole facility with two 18-hole courses, the Challenge Course and the Classic Course. The Classic Course was designed by Robert Trent Jones, Sr. and opened in 1977. The Challenge Course was designed by Arnold Palmer and opened in 1989. The club is member-owned, so play is limited to members and their guests.

Suntree is the right pick for a Space Coast buyer who wants a private country club lifestyle, mature landscaping, established neighborhoods, and the social side of a real member club. Memberships are separate from buying a home in Suntree. Owning a home in the community does not automatically include club membership.

Suntree is unincorporated Brevard County with a Melbourne mailing address. Its fee structure is simpler, so confirm current numbers with the association.

Option 2: Viera FL (Duran Golf Club)

Viera is the master-planned community in central Brevard County that has grown the fastest on the Space Coast over the last decade. Duran Golf Club, a 27-hole public facility, sits inside Viera. The 18-hole Championship Course and the 9-hole Par-3 course both opened in 2005. The entire 30-acre facility is illuminated, so you can practice into the evening. Duran has been recognized for its practice range and is one of the most accessible public courses on the Space Coast.

Viera is the right pick for a Space Coast buyer who wants newer construction, walkable retail, master-planned amenities, and access to a quality public course without the commitment of a private club membership. Viera includes master-planned communities like Addison Village, Bridgewater, Trasona, and Heritage Isle, where community fees and assessments vary, so confirm the specifics for any home you consider. There is also Del Webb at Viera for 55+ buyers and Reeling Park and Farallon Fields for newer construction.

Some Viera neighborhoods directly border Duran's fairways. Others are inside Viera but a short drive from the course. If a true golf-front lot is important to you, the Duran-adjacent streets in Viera are the ones to focus on.

Option 3: Cocoa Beach FL (Cocoa Beach Country Club)

Cocoa Beach Country Club is a municipal facility owned and operated by the City of Cocoa Beach. It sits on a peninsula surrounded by the Banana River Lagoon in downtown Cocoa Beach. The course features 27 holes laid out as three nine-hole loops named Dolphin, Lakes, and River, with 22 lakes on property and a 1.4-mile boundary along the Banana River. It is open to residents and visitors alike.

Cocoa Beach Country Club is the right pick for a Space Coast buyer who wants beachside living and a public course nearby, not a private member experience. Cocoa Beach is barrier-island living with all the lifestyle that comes with it. Homes on or near the course are a small subset of the overall Cocoa Beach housing stock, but they exist, and they appeal to buyers who want golf access without leaving the barrier island.

A few practical things every Space Coast buyer should know before chasing a golf-front lot. Stray balls are real. You will need to ask the seller and the HOA, where one exists, what the windows, screens, and lanai look like in terms of repair history. Maintenance traffic happens early. Course crews are out at sunrise, and that is part of the package. Property tax bills can be higher for direct golf-frontage lots. The view premium is priced into the home, and the assessed value usually reflects it. Resale tends to be strong for true golf-front lots in all three of these Space Coast communities, but only when the home is well maintained and the course itself is in good standing.

Do I have to be a club member to live in Suntree?

No. Living in Suntree, Florida and joining Suntree Country Club are two separate things. Many Suntree homeowners are not members. Membership is optional and separate from the real estate transaction.

Is Duran in Viera public or members-only?

Duran Golf Club is a public facility. Anyone can book a tee time. That is one reason Viera is a popular landing spot for Space Coast buyers who want golf access without committing to a private club.
