Heritage Isle is the other 55 and better answer in Viera. Most buyers arrive knowing about Del Webb and assume that is the whole conversation. It is not. Heritage Isle is larger in acreage, older, and structured differently, and for a lot of buyers it is the better fit.
The scale is the first difference. Roughly 1,500 homes across 478 acres, with a 21,000 square foot clubhouse that holds a fitness center, an aerobics studio, a library, a computer center, arts and crafts space, billiards, a card room, a game room and a ballroom. Outside there is a resort-style pool, tennis, bocce, basketball, horseshoes and shuffleboard, with an eighteen hole golf course adjacent.
The second difference is product range. Heritage Isle is not one house type. There are condominiums running roughly 1,194 to 1,408 square feet, attached villas, duplexes and townhomes from about 1,337 to 1,842, and single-family homes from about 1,582 to 2,615. That spread means the entry price and the top of the market are far apart, and it also means the association dues vary by product type.
So you can buy new or buy resale in the same community, which is unusual and genuinely useful when inventory is tight.
