Baytree In Suntree

Gated at front and rear with private streets, eight neighborhoods, built around the Gary Player Signature Baytree National course that opened in 1992 and plays 7,043 yards from the tips. The course is semi-private and open to the public, and membership is optional. See Baytree.

Fairway Lakes At Viera

Gated, with the association owning the gate and the private street rights of way, woven through the Duran Golf Club which opened in 2005. Homes are interleaved with the course parcels rather than set behind a berm. See Fairway Lakes.

Adjacent, Not On

Plenty of Suntree and Viera homes sit near a course without frontage. That is often better value if the view rather than the frontage is what you actually want.

Membership Is A Separate Cost

In these communities the golf club is its own arrangement. Price it separately and confirm the current categories with the club directly, because the terms are rarely published.

Which Hole, Which Side

Frontage on a fairway landing zone is a different daily experience from frontage behind a green or along a cart path. Walk the lot at the time of day you will actually be home.

Course Ownership Is A Risk

A course is a business. If it changes hands or closes, the view and the value both move. Ask about the ownership and the operating position before you pay a frontage premium.

It is not a joke and it is not covered the way buyers assume. Ask the seller and the neighbors directly, and look at the window and screen enclosure condition, which usually tells the truth.

Private Road Reserves

Where the association owns the streets, resurfacing is an association expense. Ask for the reserve study and the funding level, not just the monthly assessment.

Roof Age And Wind Mitigation

Both main communities span the 1990s through the 2010s, so roof age varies enormously house to house. Ask for the wind mitigation report, form OIR-B1-1802, which stays valid up to five years and credits roof covering, deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection.
