What is a cost segregation study on a Space Coast rental property?
A cost segregation study splits a rental property's purchase cost into land, building, and shorter-life components. The IRS describes the appeal as shorter recovery periods and accelerated depreciation.
If you own or plan to buy a rental in Brevard County, Florida, you have probably heard the phrase from an investor group or a podcast. Most of what gets repeated skips the part that matters: what the IRS itself says the study is, which assets it covers, and what happens when you sell.
This post stays inside IRS publications. It is general information for Space Coast investors in Melbourne, Viera, Merritt Island, Satellite Beach, Cocoa Beach, and the rest of Brevard County, not tax advice. Your CPA decides whether a study makes sense for your return.
What does the IRS say a cost segregation study is?
The IRS Cost Segregation Audit Technique Guide (Publication 5653, revised February 2025) is written to help IRS examiners review these studies. It explains that when only lump-sum costs are available, a study estimates how the total divides among assets such as land, land improvements, buildings, and equipment. The guide also calls it a cost allocation study.
The guide attributes the practice's appeal to "significant tax benefits derived from using shorter recovery periods and accelerated depreciation methods." It names bonus depreciation under IRC section 168(k) and section 179 deductions as examples.
What recovery periods apply to a Brevard County rental?
A recovery period is the number of years over which you recover a cost through depreciation. The IRS materials describe these categories.
| Asset type | Recovery period | Source |
|---|---|---|
| Residential rental property (the building) | 27.5 years, straight line, mid-month convention | IRS Publication 527 |
| Tangible personal property (section 1245 property) | 5 or 7 years | IRS Publication 5653 |
| Nonresidential real property | 39 years | IRS Publication 5653 |
| Land | Not depreciable | IRS Publication 527 and Topic 704 |
Publication 527 states that you must use the straight line method and a mid-month convention for residential rental property. It also says you cannot depreciate the cost of land because land generally does not wear out, become obsolete, or get used up.
Why does the land and building split matter in Florida?
Every depreciation calculation starts by separating land from the depreciable building. A cost segregation study goes one step further and tries to separate the building's components. The IRS guide describes shifting some costs out of the long residential rental category and into 5-year or 7-year personal property, which is how the faster recovery happens.
For a rental in Melbourne or Viera, that means the starting point is your purchase price and closing documents, plus an honest allocation between land and improvements. Land never depreciates, so the split affects the result before any study begins.
What happens when you sell a property with accelerated depreciation?
The IRS guide explains that sections 1245 and 1250 can cause a conversion of capital gain to ordinary income on disposition of a property, to the extent accelerated depreciation reduced the basis. In plain terms, faster deductions now can change how part of your gain is taxed later.
That matters for Space Coast investors who hold a rental for a few years and then sell or trade up. Ask your CPA to model the sale year, not just the purchase year, before you order a study.
How should a Space Coast investor use this information?
- Read the IRS guide's definition of a study so you can tell a real engineering-based study from a rule-of-thumb estimate.
- Collect your closing statement, the improvements list, and any renovation invoices for the Brevard County property.
- Ask your CPA how the sale of the property would be taxed if you used accelerated depreciation.
- Compare the cost of a study with the deductions your CPA projects for your specific property.
FAQ
Is land depreciable on a Florida rental property?
No. IRS Topic 704 says land is never depreciable, although buildings and certain land improvements may be.
How long is residential rental property depreciated?
IRS Publication 527 lists residential rental property at 27.5 years under the General Depreciation System, using the straight line method and a mid-month convention.
Does a cost segregation study change what happens when I sell?
It can. The IRS guide notes that accelerated depreciation can convert part of a gain from capital gain to ordinary income on disposition, so model the sale with your CPA first.
