Rachel has visited a lot of new construction communities across the Space Coast, but Catamaran Cove by Ashton Woods genuinely surprised her. Two upgraded townhome models — the Beach and the Surf — with lake views, quartz countertops, impact windows on every window in the house, and golf cart access to Viera. Here's the full walkthrough.

The Community: Viera Access Without Viera Prices

Catamaran Cove sits in Rockledge, immediately adjacent to Viera — close enough that you can golf cart directly into Viera's trail system. The community backs to Lake Adelaide (the lake behind Viera's most exclusive multi-million dollar neighborhood of the same name). The community amenity center will feature a pool, tot lot, and open space around Lake Margo. I-95 is directly behind the community — surprisingly inaudible from the back patios thanks to the natural wind buffer.

Schools: Manatee Elementary (Viera) → Kennedy Middle School (Rockledge) → Viera High School.

HOA: $200/month — includes all exterior landscaping maintenance.

Impact windows standard on ALL windows and doors — including sides and back (unlike some builders nearby who require an upgrade for full-home impact windows). This is a significant insurance discount and storm preparedness advantage.

The Beach Model — End Unit, 2-Car Garage

Starting at $410,000 base — expect approximately $450,000 with design upgrades (10–15% above base is typical). End unit means double-side windows and more natural light.

Main floor: Welcoming entry with bench/shoe area, dining room, kitchen with quartz countertops and optional gourmet kitchen upgrade (wall oven configuration), open family room, small patio with direct lake views, half bath, 2-car garage.

Upstairs: Three bedrooms including a primary suite with king-size-capable room, lake views, tile flooring, double vanity, walk-in shower with frameless glass door (likely upgrade). Walk-in closets in multiple bedrooms. Secondary bedrooms are well-sized.

The Surf Model — Interior Unit, 1-Car Garage

Starting at $375,000 base, 1,654 sq ft, 3 bedrooms. Interior unit has single-car garage and a narrower footprint but still delivers lake views from the back patio.

Main floor: Entry, kitchen with pantry option, living/dining open plan, half bath, patio with lake views.

Upstairs: Primary suite with lake view, walk-in closet, double vanity, walk-in shower. Two secondary bedrooms — one with walk-in closet, one with standard. Full guest bathroom, laundry room, linen closets.

Ashton Woods vs. Starlight Homes

Catamaran Cove has two builders — Ashton Woods (featured here) and Starlight Homes (separate post). They appear to be sister companies with the same exterior elevation. Ashton Woods is the upgraded option with quartz countertops, design packages, and more finish choices. Starlight is the more affordable spec option starting around $349K — less customization, can close in 30 days. Both have impact windows standard.

The Design System

Ashton Woods uses a package/style quiz approach for finishes — they have a full design studio in Orlando. The quiz helps narrow down cabinet colors, flooring tones, and overall design direction before you start making selections. Rachel took the quiz on camera and came out with a warm, earthy palette — close to what she'd actually pick.

Single-Family Homes: Coming Soon

Ashton Woods single-family homes at Catamaran Cove will include two series:

  • Signature series: from approximately $400K, starting at 1,358 sq ft — narrower lots
  • Traditional series: from approximately $450K+, 1,900–4,000 sq ft — wider lots, includes the massive Duval plan (5–6 bed, up to 4,000 sq ft — larger than anything Viera Builders offers)

Note: No traditional 3-car garages — one plan offers a tandem option. If 3-car is non-negotiable, look at Viera Builders' 65-ft lot collections instead.
