What you get at the median in each Space Coast city
Titusville
Titusville is North Brevard, closest to Kennedy Space Center. At the median you get a 3 bedroom, 1,300 to 1,600 square foot single family home, usually built 1965 to 1995. It is the Space Coast's affordability anchor.
Melbourne
Melbourne is the largest city in Brevard County by population. Median pricing reflects a mix of West Melbourne starter homes, mid-century Melbourne mainland, and pockets of newer construction. At the median you get a 3 bedroom, 1,500 to 1,800 square foot home.
Rockledge
Rockledge sits between Cocoa and Viera. Median pricing buys a 3 bedroom 1,600 to 1,900 square foot home in established neighborhoods, with some riverfront premium in Rockledge proper.
Merritt Island
Merritt Island spans from the Banana River to the Indian River. At the median you get a 3 bedroom, 1,600 to 2,000 square foot home with larger lots than most Space Coast cities.
Viera
Viera is master-planned and newer. The median there buys a 3 to 4 bedroom 1,900 to 2,300 square foot home built after 2010, usually with HOA and sometimes extra assessments.
Satellite Beach
Satellite Beach is barrier island. The median buys an older 2 to 3 bedroom 1,400 to 1,700 square foot home, walking or biking distance to the Atlantic.
Cocoa Beach
Cocoa Beach is the most expensive Space Coast city at the median. The number is pulled up by oceanfront condos and direct-ocean single family homes. At the median you get either a 2 bedroom oceanfront condo or a 3 bedroom interior beachside home.
Why the spread is so wide across Brevard County
Brevard County stretches roughly 72 miles north to south. The barrier island (Cape Canaveral, Cocoa Beach, Satellite Beach, Indialantic) carries a meaningful price premium because of beach access and limited supply. Inland and northern Brevard, especially Titusville and West Melbourne, balance that out with more affordable inventory.
