The Community: Catamaran Cove at the Viera Border

Catamaran Cove sits in Rockledge, right on the line of Viera — close enough that you can literally get on a golf cart, hop onto the Viera sidewalk system, and ride to The Avenues, the golf course, and the annual Christmas parade. The community is located next to Adelaide, one of Viera's most exclusive multi-million dollar neighborhoods. From the back patios of these townhomes, you're looking across Lake Adelaide — a genuinely beautiful view.

The community features a resort-style pool, amenity center, and tot lot, all positioned around the lake. Apartment complexes are nearby but completely separate — they have their own amenity center. Rachel's take: she was excited when she first saw the sign because she'd never found anything this affordable this close to Viera.

Starlight Homes: The Affordable Option

Catamaran Cove has two builders — Starlight Homes and Ashton Woods. Starlight is the spec/affordable option. Here's what "spec" means in practice: the floor plans and finishes are set, you choose from what's available rather than customizing from scratch. The upside: these homes can close in 30 days. No 12-month build wait.

What's Included — And It's a Lot

  • Starting at approximately $349K (pricing changes — contact Rachel for the most current number)
  • Impact windows standard on all units — significant insurance savings
  • All appliances included — refrigerator, washer, dryer (GE products). This is genuinely rare for new construction at this price point.
  • HOA: $200/month — covers all landscaping, exterior paint, and future roofing. For a spec townhome, this is an excellent value.
  • Paver driveway
  • Single-car garage
  • Half bath on the main floor
  • Three bedrooms and 2 full baths upstairs

One thing to note: no bedrooms on the first floor. If you have mobility needs or want a first-floor bedroom, look at the base-level single-family homes in the community instead.

The Floor Plan Walkthrough

Main floor: entryway, single-car garage access, open kitchen/living combo (white cabinets, granite counters, pantry), small patio with lake views, half bath. Rachel's note: the kitchen/living wall is closed — great opportunity to add an island later, or simply furnish with a couch + TV facing the wall and dining table toward the kitchen. Basic granite, double sink, included range.

Upstairs: HVAC closet, laundry (washer/dryer included), primary bedroom with large closet and tub/shower combo, two secondary bedrooms with standard closets, second full bathroom.

Schools

Manatee Elementary → Kennedy Middle School (Rockledge) → Viera High School. Many buyers are specifically drawn to Viera High School's ratings — and these homes feed into it, despite being in Rockledge.

VA and FHA Eligible

Both loan types are accepted, which opens this community to first-time buyers and military buyers who want to leverage their VA benefit at a genuinely attainable price point near Viera.

Before You Visit
