What is the difference between river and ocean waterfront in Cape Canaveral, FL?

In Cape Canaveral the Banana River side buys space, about $216 to $250 per square foot at Puerto Del Rio, Solana on the River and Solana Lake. The Atlantic side buys the view, from about $236 at Shorewood to $458 at Canaveral Sands.

Cape Canaveral has water on both sides of it, and buyers arriving from out of state treat that as one category. It is two. A three bedroom on the Banana River and a two bedroom on the Atlantic are different buildings, different exposure, different price per foot and a different view out the slider.

The river side faces west, so you get the sunset, calm water and boat traffic. The Atlantic side faces east, so you get the sunrise, surf noise and, on the right morning, a launch lifting off north of town. What follows sorts the communities by which water they sit on, and calls one riverfront or oceanfront only where that is actually the case.

The river and west side

Solana on the River

Solana on the River on Marbella and Sevilla is riverfront, built in 2004 and 2005, and all nine units that traded in the last twelve months were on the water. Units run 1,918 to 2,206 square feet at about $225 per square foot with a $462,500 median and a $845 to $875 fee. Sellers hold firm, closing near 97 percent of asking.

Puerto Del Rio

Puerto Del Rio was built in phases between 2003 and 2007, and all thirteen units that traded were waterfront on the river side. Every one is a three bedroom from 1,840 to 2,436 square feet, at about $216 per square foot with a $450,000 median, the cheapest waterfront square footage in either beach city.

Solana Lake

Solana Lake on Lake Drive is waterfront, though I would not call it riverfront until you see which water your unit faces. Ten of the twelve units that traded were on water, at about $250 per square foot with a $436,250 median, and the $695 to $750 fee is the lowest waterfront figure in the city.

Bayside

Bayside on Bayside Drive is the mixed case. Two of the six units that traded were waterfront and four were not, so water here is a unit by unit question. Built 2002 to 2005, about $249 per square foot on a $446,250 median, with the lowest tax bill in either city at about $3,120.

Two more sit on this side without sitting on the water. Bayport had none of its ten recent properties on water, which is why it prices at $458,000 with five of ten carrying a private pool. Harbor Heights is detached housing near the port with no waterfront among its ten. Look at both if proximity matters more to you than frontage.

The Atlantic side

Solana Shores

Solana Shores is oceanfront, built in 2000, and all seven units that came to market were on the water. It tops the market at an $850,000 median and about $406 per square foot, on three bedrooms from 1,921 to 2,562 square feet, with the highest fee in the city at $1,025 to $1,035.

Ocean Oaks

Ocean Oaks on Ridgewood Avenue is oceanfront on all eleven units that traded, built 1994 and 1995, at a $600,000 median and about $370 per square foot on 1,590 to 2,114 square feet, with a flat $991 fee.

The Villages of Seaport

The Villages of Seaport on Mystic Drive is oceanfront on eleven of fourteen, which means three were not, so confirm the specific unit. Built 1985 to 2006, every unit is a three bedroom, $505,000 median at about $300 per square foot, moving in 19 days.

Shorewood

Shorewood is oceanfront on eight of ten, built 1996 to 1998, and at about $236 per square foot with a $445,000 median it is the cheapest way onto the Atlantic on this coast, with sales starting at $360,000.

Canaveral Towers

Canaveral Towers is a 1975 oceanfront building, all four of its recent properties on the water, every unit the identical 1,145 square foot two bedroom at about $404 per square foot. It has the longest time on market in either city at a 256 day median, closing near 84 percent of asking, with a $1,085 fee.

Canaveral Sands

Canaveral Sands is oceanfront on all three of its recent properties, built 1981, one 1,222 square foot plan, and at about $458 per square foot it is the most expensive water per foot in the city. Its $730 fee is the lowest oceanfront number here.

Royal Mansion

Royal Mansion is a 1988 oceanfront building with four of its last five on the water, one 1,058 square foot plan, at about $411 per square foot. Only one sale closed in twelve months, at $435,000, so read it against the buildings around it.

Sand Dunes Oceanfront

Sand Dunes Oceanfront on Buchanan Avenue had two of its three recent properties on the water, so ask which one you are shown. Built 1997 and 1998, every unit is a three bedroom from 1,612 to 2,268 square feet, at a $600,000 median and about $317 per square foot, and it is the fastest address in the city at a 13 day median.

Read that table by the per foot column and the pattern is clean. Every west side community sits between about $216 and $250. Every ocean side community except Shorewood sits at $300 or above, four of them past $400. The Atlantic view costs somewhere between fifty and two hundred forty dollars more per square foot, in the same city and the same zip code.

What the west side gives back is size. Puerto Del Rio and Solana on the River both run past 2,200 square feet at the top of their ranges, while Canaveral Towers, Canaveral Sands and Royal Mansion are single plan buildings between 1,058 and 1,222 square feet. The ocean sells the view by the foot. The river sells the feet.

Exposure is the part nobody prices

A building on the Atlantic takes salt air and wind on every exterior surface, every day, and that shows up in maintenance schedules rather than in a photograph. The three highest fees in the city, at Royal Mansion, Canaveral Towers and Solana Shores, all belong to ocean side buildings. Not a coincidence, though not the whole explanation either.

Flood zone does not follow the river or ocean split neatly. It varies parcel by parcel here, so check the address at the FEMA Flood Map Service Center and read the Brevard County flood zones page rather than assuming the river side is the safer bet.
