People assume a pool is a luxury add-on in a town where the ocean is four blocks away. In Cocoa Beach it is closer to standard equipment. Of the 212 single-family homes that closed here in the last year, 115 had a private pool. That is 54 percent, and in some neighborhoods it is nearly every house on the street.

These are the neighborhoods with the most private-pool single-family closings in the last year, and what those pool homes actually sold for compared with the homes in the same neighborhood without one.

Read That Table Carefully

The gap between the two price columns is not the value of the pool. It is mostly the value of everything a pool house tends to come with in Cocoa Beach: a bigger lot, more square footage, a canal behind it, and a more recent renovation. Citywide the pool homes closed at a $923,000 median and the non-pool homes at $650,000, but nobody paid $273,000 for a hole in the ground. Venetian Way is the honest comparison, because the houses are similar to each other and the spread there was about $37,500.

The Neighborhoods Where A Pool Is The Norm

Yacht Haven ran 6 of 7 sales with a pool, Venetian Way 11 of 13, and Cocoa Isles 26 of 44. If you are shopping those three and you specifically do not want a pool, you are the one with the narrow search, which is a strange position to be in and occasionally a useful one. Yacht Haven is the one neighborhood on the list where the non-pool homes actually closed higher, at $1,045,000 against $905,000, because the two that sold without a pool were larger houses on better water.

The Cheapest Pool Homes On The Island

Cleggmoor closed pool homes at a $570,000 median, the lowest of any neighborhood with more than two of them. It also had the second-softest negotiating ratio in the city at 83.7 percent of original list. Cocoa Ocean Beach is the other place to look, where the neighborhood median is $550,000 overall and pool homes ran $950,000, meaning the range inside that plat is wide enough that patient shopping matters.

What A Pool Costs You Here

Salt air is hard on pool equipment. Pumps, heaters and screen enclosures on the barrier island do not last as long as they do inland, and a cage that survived the last few hurricane seasons is worth a close look before you write the offer. Insurance carriers also ask about screen enclosures and about whether the pool has a compliant safety barrier, so that comes up in underwriting, not just inspection. I have the inspector look at the equipment age and the cage separately from the house, because those are two different bills.
