Sizes run about 1,529 to 3,070 square feet, three to five bedrooms, two or three baths, two car garages, on lots of roughly 0.13 to 0.17 acre. The older homes lean two story with the owner's suite upstairs, tray ceilings, garden tubs and walk-in closets, and several have been reworked with new roofs and replacement air conditioning in the last few years. The newest ones are single story with quartz counters, custom cabinets, tile throughout and impact windows and doors from the start.
Homes here have been trading between $340,000 and $575,000. The spread comes from three things in order: whether the house backs the pond, whether it is one story or two, and how much of the roof and air conditioning work has already been done. Time on market has swung from under a week to most of a year, which for a gated plat this small says more about individual pricing than about demand.

The surroundings are established West Melbourne: residential streets, the shopping and medical along US 192 and Minton Road a few minutes north, and none of the through traffic that comes with a Minton Road frontage address. It is a quiet position on a busy side of town.
From the gate, US 192 north puts you on Interstate 95 at exit 180 in a few minutes. The Ellis Road corridor and Melbourne Orlando International Airport are roughly fifteen minutes northeast, and the aerospace and defense campuses along Ellis Road and NASA Boulevard are in the same run. Downtown Melbourne is about twenty minutes east, Indialantic and Melbourne Beach roughly twenty five, and Orlando a little over an hour up the interstate.
