Stratford Pointe went in as four recorded phases between 2002 and 2005, on the east side of Hollywood Boulevard between US 192 and Palm Bay Road. You turn in off Hollywood onto Stratford Pointe Drive, and from there the plat opens into Sedgewood Drive, Olde Bailey Lane and Bainbury Lane. The naming is deliberate English village, which sets it apart from the Spanish and tropical themes on most of the plats around it.

This is inside the City of West Melbourne, not Melbourne, and the distinction is not cosmetic. West Melbourne is its own incorporated city with its own council, its own code enforcement and its own utility arrangements, and it is where most of the newer subdivision growth along Minton Road and Palm Bay Road has landed. Your permits, your inspections and your code questions all go to West Melbourne. Confirm the utility provider for the specific address.

The houses cover more ground than the exterior suggests. Sizes run about 1,294 to 2,763 square feet with roughly 1,844 in the middle, three to five bedrooms, two to three baths, two car garages throughout. Four Phases, One Character

Phases 1 through 4 went in back to back between 2002 and 2005, so unlike plats that stretched across a decade, the whole community reads as one build. Materials, rooflines and street sections match. The practical benefit is that comparable houses really are comparable across the phases.

The Downstairs Primary Suite

Several of the two story plans here put the owners suite on the ground floor and the secondary bedrooms plus a loft upstairs. That layout is hard to find in this price band and it is the single most searched feature in the plat. It also means the upstairs sits unused in some households, which is worth thinking about honestly.

A Pool You Do Not Maintain

The community pool sits inside the plat and is walkable from most of the streets. A private screened pool is still an option and some owners have added one, but plenty of people here decided the shared pool was enough and put the money into the kitchen instead.

Lake Lots Are The Premium

The retention lakes inside the plat back roughly a quarter of the houses. Those lots command more and they resell faster. Look at the bank slope, the distance from the lanai to the water line and where the drainage structures sit before you pay the difference.
