Hidden Heights

Hidden Heights is 62 home sites on two streets, Secret Drive and Serene Place, turning south off US 192 in West Melbourne a short distance west of the mall. What Hidden Heights actually is

Hidden Heights In West Melbourne, Florida

The name is not decoration. You turn off US 192 between the commercial frontage, and within a hundred yards the noise drops away and you are on a residential street that dead ends. Secret Drive and Serene Place are the only two streets, sixty two lots between them, and there is nothing to drive through to. People miss the turn on the first try, which is exactly why the residents like it.

Adams Homes built this one out, starting in 2008 and finishing around 2013. The homeowners association was set up as a Florida nonprofit in June 2006, ahead of construction, and Adams Homes turned control of it over to the owners in 2014. That is a clean, documented handover, and it matters: this has been an owner-run association for over a decade rather than a builder-controlled one still finding its footing.

The houses are modest and consistent, which is the point. Concrete block and stucco, single story, about 1,354 to 1,835 square feet, three or four bedrooms, two baths, one or two car garages, on lots of roughly 0.13 to 0.19 acre. Split bedroom plans, screened rear porches, privacy fenced back yards. A few have been reworked well, with quartz counters, remodeled primary baths, Italian wood floors and heated saltwater pools, but the baseline plan is the same across the plat.

This is inside the City of West Melbourne, not Melbourne, which the postal address does not tell you. That has been checked against the incorporated place boundary. West Melbourne incorporated in 1959 to avoid being annexed by Melbourne and has grown faster than any other municipality in the county since 2000. Your permits, code questions and city services run through West Melbourne, and the difference shows up in searches, in title work and in what a listing should say.

Homes here have been trading between $350,000 and $450,000, which for West Melbourne puts this plat squarely in reach of a first purchase. The honest tradeoff: you are buying quiet interior streets with a commercial corridor as your front door. US 192 is loud, busy and enormously convenient, and how you feel about that after twenty minutes on Serene Place is the question worth answering before you write.

What defines Hidden Heights

Hidden Heights Details

Two Streets And A Dead End

Secret Drive comes in off US 192, Serene Place runs off it, and the plat stops. There is no cut-through, no second entrance and nowhere for a stranger to be going. On a corridor as busy as US 192, that layout is the entire reason this neighborhood works, and it is why the interior lots feel nothing like the highway they sit behind.

An Owner Run Association Since 2014

The association was organized as a Florida nonprofit in June 2006, and Adams Homes handed control to the owners in 2014. More than a decade of resident governance means the rules, the reserves and the precedents are settled rather than in flux. Read the documents and the recent minutes and you will know what living here is like.

Sixty Two Lots, One Builder

Adams Homes built the whole plat between 2008 and 2013, which means consistent construction, consistent block and stucco, consistent split bedroom plans. Comparing two homes here is unusually simple, because the differences are in the updates, the lot and the condition rather than in the bones.

A Lake At The Back

There is a small lake at the rear of the plat and a short list of homes that overlook it. One of them pairs the view with a saltwater pool and spa. That is the premium position in Hidden Heights, and given the size of the community it does not come up often.

Everything Is Five Minutes Away

The mall, the restaurants, the medical offices and the US 192 retail are all within a couple of minutes, and Interstate 95 at exit 180 is barely further. That is the reason people buy here. It is also the reason to test the traffic noise on the front lots at rush hour before you decide.

A Realistic First Purchase

This is one of the more approachable price bands inside West Melbourne city limits, with block construction, small maintainable lots and homes young enough that the roofs and air conditioners are on their first or second cycle rather than their fourth. That combination is harder to find in this city than it used to be.

Hidden Heights Frequently Asked Questions

How many homes are in Hidden Heights?

Sixty two home sites, all on Secret Drive and Serene Place. That makes it one of the smaller platted communities in West Melbourne, and it is the reason so little comes up for sale here in a typical year.

Who built Hidden Heights?

Adams Homes. Construction ran from 2008 through about 2013, and the homes are consistent block and stucco single story plans as a result. Adams Homes also organized the association and turned control of it over to the owners in 2014.

Is this Melbourne or West Melbourne?

West Melbourne. The mailing address usually reads Melbourne, which is why this plat is so often filed wrong, but it sits inside West Melbourne city limits when checked against the incorporated place boundary. West Melbourne is a separate city with its own council, code enforcement and permitting.

Is there a homeowners association?

Yes. Hidden Heights was organized as a Florida nonprofit association in June 2006, and it has been owner controlled since Adams Homes turned it over in 2014. Dues apply. The association has also installed community security cameras. Request the current governing documents, budget and rules before writing an offer.

Is Hidden Heights on a busy road?

The entrance is on US 192, which is one of the busiest roads in the county, but the plat itself is two dead end streets with no through traffic. The homes closest to the highway hear it and the interior homes largely do not. Drive it at five o'clock and stand in the yard before you decide.

Are there any waterfront homes?

A small number. There is a neighborhood lake at the back of the plat and a handful of homes look out over it. Given the size of the community, those come up rarely, so if the water view is the requirement you should expect to wait for one.

How big are the homes?

About 1,354 to 1,835 square feet, three or four bedrooms, two baths, on lots of roughly 0.13 to 0.19 acre. These are efficient single story plans rather than large ones, which keeps the maintenance and the utility load manageable and keeps the price band accessible.

What should I check before buying here?

The age of the roof and the air handler, since the original homes are now over fifteen years old and the replacement clocks are running. Also the screen enclosure if there is one, the fence condition, the drainage at the rear of the lot, and the association's documents, budget and reserve position.

Where Hidden Heights sits

Secret Drive off US 192, West Melbourne 32904

US 192, signed as West New Haven Avenue through here, is the main east to west route across this part of Brevard County, and Hidden Heights turns south off it a short distance west of the mall. The frontage on either side of the turn is retail, and behind it the plat drops immediately into two quiet residential streets. Interstate 95 at exit 180 is barely a couple of minutes west on the same road.

From the cul-de-sac, the mall, the restaurants and the medical offices along US 192 are within a few minutes. Minton Road is just east and runs north and south through West Melbourne. Melbourne Orlando International Airport and the Ellis Road employment corridor are roughly fifteen minutes northeast, downtown Melbourne is about twenty, and Indialantic and the beaches are around twenty five minutes east across the causeway.
