Country Club Estates In Palm Bay, Florida

Country Club Estates is a gated subdivision in northeast Palm Bay, entered off Riviera Drive NE at Argyle Road, roughly a mile and a half in from Palm Bay Road and I-95 exit 176. Landsea Homes opened it in 2018 with 131 houses and later closed on 68 more homesites, bringing the plan to about 199 in total. That builder now trades under the Risewell Homes name following a 2025 merger.

The street names are the tell. Killian Drive is the spine, and off it run Clancy Avenue, Connolly Lane, Kilkenny Lane, Lyndall Lane, Dunblane Way and Banff Drive, with Argyle Road at the entry. That is an Irish and Scottish naming scheme applied on purpose. The other deliberate choice was the trees. Century old oaks were preserved through the plat rather than scraped, which is genuinely unusual for a Palm Bay subdivision of this vintage.

Almost everything here is a single story. Houses run 1,823 to 2,869 square feet, three or four bedrooms, two to four baths, and a three car garage is the standard rather than the upgrade. Lots sit around a quarter acre, from 0.22 to 0.37. Eleven of the houses front water directly and about a third have a pond somewhere in the view. Storm shutters are common, and stone accent on the elevation shows up often.

Dues run between $650 and $730 a year depending on the section and the year the paperwork was written, which is light for a gated community with maintained grounds. Administration is split between Omega Community Management and Artemis Management, so the name on your estoppel depends on the address. Ask for the current budget and the reserve position, because a young association that owns a gate has capital items ahead of it.

At about $233 a square foot, Country Club Estates prices at the upper end of the Palm Bay new construction market, with a typical figure near $535,990 and a range from $425,000 to $695,000. Watch the tax line closely. A number of these houses were assessed before the structure existed, so a low property tax figure on a recently finished address is not what the bill looks like once it is fully on the roll.

Oaks That Predate The Plat

Landsea marketed the preserved hundred year old oaks as a feature, and they are real. Whole trees were routed around instead of cleared, which gives interior streets a canopy most Palm Bay subdivisions of the same age simply do not have. It also means a few lots have root systems to work around.

Three Car Garages Everywhere

On most plans here the third bay is standard equipment, not a five figure option. If you own a truck, a boat trailer or a workshop habit, that is a meaningful practical difference from the Bayside Lakes neighborhoods where two car is the norm and lot widths do not allow more.

The Country Club In The Name

This is the Port Malabar Country Club area. The 18 hole Charles Ankrom course at 1300 Country Club Drive NE opened in the 1960s, hosted the LPGA Port Malabar Invitational in 1968 and 1969, and never reopened after the 2004 hurricane season. The name survives, the golf does not.

Two Management Companies

Omega Community Management handles part of this community and Artemis Management handles another part. That is normal in a subdivision that was platted and sold in phases, but it means you should confirm which office issues the estoppel and holds the records for the specific address you are buying.

Water On Roughly A Third

Eleven houses front water outright and a pond appears in the view from about a third of the addresses. On lots this size the difference between a pond behind you and a neighbor behind you is worth real money, and it is the first thing to sort out when you compare two similar asking prices.

Check The Assessment, Not The Bill

Several of these houses were on the tax roll as vacant land the year before they were finished. The property tax figure attached to a newly completed address can therefore be a fraction of the eventual number. Run the math on the assessed value you will inherit, not the one the seller paid.

Why are the property taxes so low on some listings?

Because the assessment predates the house. Several addresses here were taxed as vacant land in the year before completion, so the figure attached to the property can be well under $1,500 while a comparable finished house nearby pays several thousand. Budget from the assessed value going forward.

Do the homes have water views?

Some do. Eleven front water directly and a pond appears in the view from about a third of the addresses. Ponds are woven through the plat rather than concentrated on one edge, so water lots are scattered across Killian, Clancy and Connolly instead of grouped.

How does it compare to the older Port Malabar Country Club homes?

Different eras entirely. The surrounding Port Malabar Country Club streets carry houses from the 1960s onward on larger, unrestricted lots with no gate and no dues. Country Club Estates is 2020s block construction behind a gate with a maintained common area and an annual assessment.

Killian Drive NE, Palm Bay 32905

Country Club Estates is on the northeast side of Palm Bay in 32905, the older half of the city where the Port Malabar street grid was laid out first. From I-95 you take exit 176 at Palm Bay Road, head east, turn onto Riviera Drive NE and follow it about a mile and a half to Argyle Road. Port Malabar Boulevard and Country Club Drive NE reach the same area from the Babcock Street side.

This position is the practical argument for the neighborhood. Palm Bay Road retail, the Bass Pro corner and the US 1 corridor are all within a few minutes, and getting onto I-95 does not involve crossing the whole city. Melbourne is a short run north. Palm Bay is inland, so the ocean means driving east on US 192 or Malabar Road and over a causeway, which is about twenty five minutes from the gate.
