Country Club Lakes Estates occupies the ground where the Port Malabar Country Club golf course used to be, off Riviera Drive NE in the 32905 side of Palm Bay. Five phases have gone in since 2019 and the last one is still under construction. Street names read Connolly, Dunblane, Castleford, Killian, Banff and Kilkenny.
General Development Corporation opened the Port Malabar Country Club golf course in January 1965, and it was enough of a draw that the LPGA played invitational events there in 1968 and 1969. Play ended in the mid 2000s. Country Club Lakes Estates is what replaced the fairways: a five phase residential build that started in 2019 and is still finishing, laid out between Riviera Drive NE and Port Malabar Boulevard NE.
The street naming is the tell. Connolly Lane, Dunblane Way, Castleford Avenue, Killian Drive, Banff Drive and Kilkenny Lane are Scottish and Irish place names, chosen to keep the golf association alive after the golf itself was gone. Connolly Lane carries the largest share of addresses, followed by Castleford Avenue and Dunblane Way. The lots are compact, from about 0.12 to 0.30 acres.
The fifth and final phase is platted as Reserve at Country Club Lakes Estates. Palm Bay approved it under Ordinance 2021-69 as a 199 unit subdivision on roughly 74 acres at the terminus of Country Club Drive NE, applied for by Palm Bay Greens, LLC and developed by Country Club Lakes Developers, LLC. Perimeter lots are 80 feet wide and interior lots 60 feet, which is why frontage varies so much from street to street.
Houses run 1,839 to 2,856 square feet, mostly four bedrooms with three baths and a three car garage. Roughly a third are two story. Prices sit between $379,050 and $560,000 with about $461,500 typical, and price per square foot lands near $211. That is higher than older Palm Bay stock because most of what trades here has never been lived in. Time on market runs closer to 50 days, which is normal for builder inventory.
The association structure is not uniform. Most owners pay about $182.50 quarterly under Country Club Lakes Estates Property Owner's Association, Inc., but some pay roughly $62 monthly and others $660 to $730 annually depending on which phase and which sub association they sit in. Grounds maintenance is included for a portion of the community. Get the specific declaration for the specific phase before you assume anything about your bill.

The Port Malabar Country Club course opened in January 1965 under General Development Corporation and hosted LPGA invitational events in 1968 and 1969 before play ended in the mid 2000s. This subdivision sits on that land. The lakes and the gentle grade changes you see between streets are leftovers from the course routing.
Dunblane, Banff, Kilkenny, Connolly, Killian and Castleford. Somebody chose those deliberately to carry the golf reference forward. It also makes navigation easy: if a listing says Connolly Lane you are in the phase with the most addresses, and if it says Kilkenny you are in one of the smallest pockets.
The fifth phase, Reserve at Country Club Lakes Estates, was approved for 199 units and is still delivering. That means construction traffic, unfinished landscaping on some streets, and builder inventory competing with resale. It also means you can still buy a house nobody has lived in, with a builder warranty attached.
There is no single number here: quarterly assessments near $182.50 are the most common, but monthly and annual billing both exist depending on the sub association. Grounds maintenance is included for part of the community and not for the rest. Ask for the recorded declaration that governs the exact parcel.
Interior lots are 60 feet wide and perimeter lots 80, with parcels running about 0.12 to 0.30 acres, and houses reach 2,856 square feet. The result is close spacing, sidewalks, and very little back yard on the interior streets. Corner lots and the handful of lake fronting parcels carry a real premium for that reason.
Bass Pro Shops sits at 750 Bass Pro Drive NE, minutes from the entrance, and Palm Bay Road NE handles the retail. I-95 exit 176 at Palm Bay Road is the nearest interchange. For a subdivision this new, the everyday errand radius is unusually short by Palm Bay standards.
Current availability in Country Club Lakes Estates is below. Builder inventory and resale both show up here, so check which phase each address sits in before you compare assessments.
Yes. It occupies the former Port Malabar Country Club course, which General Development Corporation opened in January 1965 and which hosted LPGA invitational tournaments in 1968 and 1969. Play ended in the mid 2000s and the land was rezoned for housing. The ponds and grade changes between streets trace the old routing.
It depends on the phase. Most owners pay about $182.50 quarterly to Country Club Lakes Estates Property Owner's Association, Inc., while others pay roughly $62 monthly or $660 to $730 annually under a separate sub association. Grounds maintenance is bundled for part of the community. Ask for the recorded declaration tied to the exact address.
Portions are. The gated entry is reached from Riviera Drive NE, and driving directions to interior addresses commonly reference passing through it. Not every phase sits behind the gate. Confirm gate status for the specific street rather than assuming it applies community wide.
Yes. The fifth and final phase, Reserve at Country Club Lakes Estates, was approved by Palm Bay under Ordinance 2021-69 for 199 units and is still delivering homes. Expect construction traffic and some unfinished streetscape. It also means new houses with builder warranties are still available.
Small by Palm Bay standards. Interior lots are platted at 60 feet wide and perimeter lots at 80 feet, working out to roughly 0.12 to 0.30 acres with about 0.17 typical. Houses reach 2,856 square feet on those parcels, so back yards are modest. Walk the lot line before you plan a pool.
Prices run from about $379,050 to $560,000, with roughly $461,500 typical and price per square foot near $211. The premium over older Palm Bay housing reflects that most of what sells has never been occupied. Two story plans with four or five bedrooms sit at the top of that range.
Around 50 days is typical, which is slower than resale neighborhoods nearby. That is a function of builder inventory rather than weak demand: a spec house sitting finished on a lot counts every day. Resale houses in good condition move faster than the community average.
Bass Pro Shops at 750 Bass Pro Drive NE, the Palm Bay Road NE retail corridor, and I-95 exit 176. US 1 and the Indian River sit a short drive east. For a subdivision on the newer end of Palm Bay, the everyday errand radius is short.
The community sits in the 32905 part of Palm Bay, between Riviera Drive NE on the west and Port Malabar Boulevard NE on the east, with the final phase running out to the terminus of Country Club Drive NE. From I-95 exit 176 you take Palm Bay Road NE east, turn onto Riviera Drive NE, and the entrances appear about a mile and a half down. A second entrance uses Connolly Lane.
This is one of the older, more built up sides of Palm Bay, which is the point. Bass Pro Shops at 750 Bass Pro Drive NE is minutes away, Palm Bay Road NE handles groceries and everyday retail, and US 1 with the Indian River is a short run east. The ocean is the one thing that stays far away, east across a causeway. What you gain instead is an unusually short errand radius for a subdivision this new.
Five phases, more than one association and a builder still delivering means two houses three streets apart can carry very different obligations. Before you sign anything, you want the recorded declaration for that parcel, the current assessment, and an honest read on whether builder inventory will undercut your resale in two years.
