Fairway Court, Waialae Circle, Pebble Beach, Pinehurst, Augusta, Cherry Hills. The street names come from a golf course that General Development Corporation opened here in 1965 and that no longer operates. What remains is a wide section of Palm Bay with quarter to half acre lots, houses from 1969 to brand new, no mandatory association, and a voluntary community group that costs fifty dollars a year.

What Port Malabar Country Club actually is

Port Malabar Country Club In Palm Bay, Florida

Most of Palm Bay sits in numbered Port Malabar plat units laid out by General Development Corporation starting in the late 1950s. Port Malabar Country Club is different. It is its own set of plats, recorded as Port Malabar Country Club Units 1 through 10, wrapped around what used to be the golf course. It is large enough to cross three zip codes: 32905, 32909 and 32907, with the bulk of it in 32905.

The golf history is real and worth knowing. General Development opened the front nine in January 1965 and finished the back nine shortly after. The course hosted the Port Malabar Invitational on the LPGA Tour in 1968 and 1969. Mickey Wright played the first, and Kathy Whitworth won the second. That is why you drive past Fairway Court, Waialae Circle, Golf Vista Court, Island Greens Drive and Champions Drive today.

The course itself has closed, and the land has been the subject of a residential redevelopment proposal for roughly a hundred lots, with environmental review tied to chemicals used on the old fairways. If a house you like backs onto that ground, ask directly where the project stands and what the approved plan looks like. It is a fair question and the answer changes what a rear lot line is worth.

There is no mandatory homeowners association here and no deed restrictions to comply with. What exists is the Port Malabar Country Club Community Association, formed around 2003 and 2004, which is voluntary and charges about $50 a year. It maintains medians, runs a neighborhood watch and represents the area in the redevelopment discussions. Joining is a choice. Nothing about it encumbers your title or forces an assessment on you.

Housing stock spans nearly six decades, 1969 through new construction being finished now, with 1983 about typical. Homes run 1,284 to 4,011 square feet, mostly single story ranch and traditional, on lots of 0.23 to 0.51 of an acre, which is generous for Palm Bay. Roughly four in ten have a pool. Prices run $352,000 to $650,000 around a $400,000 midpoint, and homes move in about a month.

Port Malabar Country Club Details

Streets Named For A Vanished Course

Fairway Court, Pebble Beach Avenue, Pinehurst Circle, Augusta Circle, Cherry Hills Road, Broadmore Circle, Waialae Circle, Island Greens Drive. The golf theme is complete and it is the clearest sign you are inside the country club plats rather than a numbered Port Malabar unit.

Two LPGA Tournaments

The Port Malabar Invitational ran on the LPGA Tour in 1968 and 1969, with Mickey Wright in the field the first year and Kathy Whitworth winning the second. For a Palm Bay neighborhood, that is an unusually specific piece of verifiable history.

Lots Bigger Than The Palm Bay Norm

Homesites run 0.23 to 0.51 of an acre against the quarter acre standard across much of the city. Half acre parcels here support pools, boat parking and detached structures without crowding the setbacks.

Voluntary, Not Mandatory

No association can assess you and no deed restrictions govern what you paint or park. The Port Malabar Country Club Community Association, formed around 2003, is optional at roughly $50 a year and handles medians, neighborhood watch and advocacy.

Six Decades On One Street

A 1969 ranch, a 1990s two story and a brand new infill build can sit within sight of each other. Builders are still putting up new houses on original vacant lots throughout the plats. Judge each house on its own systems rather than on a neighborhood build year.

Ask About The Old Course Land

The former fairways are proposed for roughly a hundred new homesites, and the site has been through environmental review tied to old course chemicals. If a listing backs onto that land, get the current status in writing before you decide what the view is worth.

Straight answers

Port Malabar Country Club Frequently Asked Questions

Is there still a golf course?

No. General Development opened the course in January 1965 and it hosted LPGA Tour events in 1968 and 1969, but it has since closed. The golf street names remain. A residential redevelopment of the former course land has been in front of the city.

How is this different from the numbered Port Malabar units?

Those units cover most of Palm Bay and were platted by General Development beginning in the late 1950s. Port Malabar Country Club is its own group of plats, Units 1 through 10, laid out around the golf course, with generally larger lots and a distinct street naming scheme.

Is there a homeowners association?

Not a mandatory one, and there are no deed restrictions. The Port Malabar Country Club Community Association, formed around 2003 and 2004, is voluntary at roughly $50 a year and funds median landscaping, neighborhood watch and community advocacy.

Why are there three zip codes?

Because the country club plats cover a wide area. Most addresses fall in 32905, with others in 32909 and 32907. When you search by zip code alone you will miss part of the neighborhood, which is why searching by plat or street name works better.

How old are the houses?

Anywhere from 1969 to brand new. The typical build year is about 1983. New homes are still going up on vacant original lots, so a fifty year old ranch and a current build can be neighbors. Inspect each house on its own merits.

Are the lots larger than average for Palm Bay?

Yes. They run 0.23 to 0.51 of an acre with about 0.29 typical, compared with the tighter quarter acre standard through much of the city. That extra width is why pools, RV pads and detached garages are common here.

What are property taxes like?

Bills vary widely because the housing stock does. Many long held homes carry low assessed values from years of homestead exemption caps, while new construction is assessed at current value. Do not assume the seller's tax bill will be yours.

Do homes sell quickly here?

About a month is typical, which is a normal pace for Palm Bay. The wide range of ages and conditions means pricing accuracy matters more than usual. A well updated house at a fair number goes fast, an untouched original sits.

Where Port Malabar Country Club sits

Meadowbrook Road, Palm Bay 32905

The country club plats sit in the north and central part of Palm Bay, generally reached east on Port Malabar Boulevard from Palm Bay Road, or south on Emerson Drive and Babcock Street from Malabar Road depending on which unit you are aiming for. Meadowbrook Road, Fairway Court, Waialae Circle, Riviera Drive, Seymour Road, Creel Road and Durango Street all carry addresses within the area.

Everyday shopping is along Palm Bay Road and Malabar Road, and both arterials feed Interstate 95, at exit 176 and exit 173 respectively. Melbourne is a short drive north and Melbourne Orlando International Airport a little further. Turkey Creek Sanctuary is close by on Port Malabar Boulevard NE. Palm Bay is inland, so the ocean means crossing the Indian River on a causeway to the barrier island.
