Brentwood Lakes sits off Malabar Road NW on the west side of Palm Bay, behind a gate at the end of Bending Branch Lane. The street names run to Wading Bird Circle, Wishing Well Circle, Tadpole Drive and Moray Drive. Houses are large, some past 3,700 square feet, and dues run about $194 a month.
Brentwood Lakes is a gated planned unit development in the 32908 side of Palm Bay, reached by turning off Malabar Road NW onto Bending Branch Lane and then left through the gate. It was platted in four phases and built out over roughly a decade. Wading Bird Circle and Wishing Well Circle carry most of the addresses, with Tadpole Drive and Moray Drive filling in behind them. City water and sewer serve the whole thing.
Construction ran from 2006 through 2018, which straddles the housing crash, so there are two distinct vintages inside one gate. The earliest houses went up before the market fell apart. The last phase was finished by Express Homes, the entry level brand from D.R. Horton, and the community is sold out from the builder. That gap shows up in trim levels and in roof age, so ask when each roof was last replaced.
The houses are big. They run 1,805 to 3,706 square feet, with about 2,552 typical, four or five bedrooms, and two story plans with oversized lofts are common. At roughly $162 a square foot, Brentwood Lakes delivers more interior space per dollar than most gated addresses in the city. Lots stay modest at 0.14 to 0.30 acres, which tells you the square footage went up rather than out.
Dues run about $194 a month through Brentwood Lakes Property Owners Association, Inc., a Florida nonprofit registered in October 2005 and administered by Leland Management out of Orlando. That covers the gate, a community pool, a playground, sidewalks and street lighting, and cable television is bundled for most owners. Read the current budget and reserve study before you assume the cable line item survives the next contract cycle.
The tradeoff is position. This is inland west Palm Bay, not the river side, so nearly every errand means driving east on Malabar Road, and the ocean is a real trip east and across a causeway. Several lots back to preserve or to one of the ponds the name refers to, and those carry a premium. Houses here tend to go under contract quickly, often within about two weeks.

Phase one went in before the crash and the last phase finished in 2018 under Express Homes. A 2006 house and a 2017 house sit inside the same gate at similar prices. The difference is usually in the roof, the windows and the kitchen, so compare them item by item rather than by list price.
At roughly $162 a square foot you are buying volume. Plans reach 3,706 square feet with five bedrooms, a loft over 25 feet across, and extended garages near 26 feet deep. If you need a second living zone, an office and a media room under one roof, this is where the math works in Palm Bay.
Monthly dues fund the gate, the pool, the playground, grounds, street lighting and cable television for most owners. Monthly billing at this level is closer to a condominium rhythm than to the annual assessments common elsewhere in south Brevard County. Ask for the reserve study, because bundled cable can be renegotiated out.
Wading Bird, Wishing Well, Tadpole and Moray are not decoration. The plat is laid out around stormwater ponds and preserve edges, and a meaningful share of lots back to water or to conservation rather than to another house. Those rear views are the single biggest driver of price variation inside the gate.
This is the 32908 side of the city, off Malabar Road NW and inland from I-95. St Johns Heritage Parkway has improved north and south movement considerably. Everyday shopping still means driving east on Malabar Road, and the ocean is a genuine trip east and over a causeway.
Most houses here came with storm shutters rather than impact glass, which is normal for the era. Insurance carriers in Brevard County weight roof age heavily, and a chunk of this community is now on second roofs. Get the roof permit history and a wind mitigation report before you commit to a number.
Everything currently available in Brentwood Lakes appears below. Because two build eras share one gate, check the year built and the roof age on each before you compare prices.
Yes. There is a security gate at the community entrance off Bending Branch Lane, and gated access is part of what the monthly assessment funds. Plan on getting a code or a transmitter at closing. Guests and deliveries use the same entrance, so ask how the call box is configured.
About $194 per month for most owners, billed by Brentwood Lakes Property Owners Association, Inc. and administered by Leland Management out of Orlando. The assessment covers the gate, community pool, playground, grounds, street lighting and cable television for most owners. Confirm the current figure and any pending special assessment in writing.
The community went up in four platted phases starting in 2006, and the final phase was completed by Express Homes, the entry level brand from D.R. Horton. It is sold out from the builder, so everything trading now is resale. That means inspection matters more than model brochures.
From 1,805 to 3,706 square feet, with about 2,552 typical. Four and five bedroom plans dominate, many of them two story with a large loft. At roughly $162 a square foot this is one of the more space efficient gated addresses in Palm Bay.
No. Lots run about 0.14 to 0.30 acres, with roughly 0.21 typical. The houses are large relative to the parcels, so side yards are tight and fencing rules matter. The lots that feel biggest are the ones backing preserve or pond rather than another rear elevation.
Yes. The community is served by public water and public sewer, so there is no well and no septic system to inspect. That is a meaningful difference from acreage neighborhoods further south in Palm Bay. Utility costs are billed monthly rather than absorbed into a pump and drain field you maintain yourself.
In the 32908 part of Palm Bay, west of I-95, entered from Malabar Road NW by turning onto Bending Branch Lane and then into the gate. Wading Bird Circle and Wishing Well Circle are the main interior streets. I-95 exit 173 at Malabar Road is the closest interchange.
They tend to. Well presented houses in Brentwood Lakes commonly go under contract within about two weeks. The exceptions are usually homes with an aging roof, dated finishes or an interior lot with no view. Price and roof condition drive the timeline more than anything else.
Brentwood Lakes sits west of I-95 in the 32908 section of Palm Bay, entered from Malabar Road NW. You turn south onto Bending Branch Lane, follow it around, and turn into the gate. Inside, Wading Bird Circle and Wishing Well Circle loop around the ponds, with Tadpole Drive and Moray Drive running behind them. There are sidewalks and street lights, which is not universal on this side of the city.
I-95 exit 173 at Malabar Road is the practical on ramp for anything north, and St Johns Heritage Parkway has made moving around the western edge of Palm Bay far easier than it used to be. Grocery and everyday retail sit east along Malabar Road toward Minton. The one thing this address will not give you is water. Reaching the beach means a long run east and over a causeway, so drive it yourself before you fall for a floor plan.
Two build eras behind one gate means the house you want and the house next door can need very different things. Roof age, shutter coverage, whether the lot backs preserve or a neighbor: those are the questions that move the number here, not the countertops. My partner Nichole and I know this side of Palm Bay and can tell you quickly which listings are priced right. Call or text (321) 212-7676.
