Cypress Bay West is a production builder community in the southwest quadrant of Palm Bay, entered off Mara Loma Boulevard SE roughly two miles west of the St Johns Heritage Parkway interchange. D.R. Horton is the builder, working through its Tradition and Freedom series, and the sales office sits on Hollingsworth Drive SE. Streets carry names with no local reference at all: Dugan Circle, Criswell Lane, Garabaldi Circle, Aberdeen Drive, Nettle Way, Downey Lane and Mandrake Lane.

The association structure is worth understanding before you compare monthly payments. Florida records show three separate corporations registered in 2022: Cypress Bay West at Waterstone Community Association, plus individual homeowners associations for Phase 1 and Phase 2. Access Management administers them. What that produces in practice is tiered dues, commonly around $16.64, $17.25, $20.50 or $36.75 a month depending on which phase and which assessment applies to the address. Get the exact figure in writing for the specific lot.

Every house is concrete block with stucco under a shingle roof. Roughly a third of the community is two story, including the five bedroom Hayden plan that shows up repeatedly at just over 2,600 square feet, and the rest is single story in the Delray range near 2,000. Two car garages are standard across the board. Smart home wiring, quartz counters and plank flooring in the wet areas are typical builder specification rather than owner upgrades.

The shared amenities are a real part of the value here: a community pool, clubhouse, splash pad, event lawn, tot lot, pickleball courts and walking paths. There is a catch that matters. Not one home in the community has a private pool. Yards on a 0.14 to 0.29 acre lot do not leave much room for one, so if a screened pool in your own backyard is non negotiable, this is the wrong neighborhood and there are better fits a few miles east.

Prices have run a tight $368,000 to $449,000 with $390,000 typical, or about $181 a square foot, which is one of the lower per foot figures anywhere in Palm Bay. Be careful reading tax figures on a brand new house. Assessments on the earliest homes reflected raw land, so a bill under $1,000 will not be your bill. Underwrite the full assessed value instead. About seven or eight homes sit on lake frontage and another handful look across a pond.

The state has three active corporations tied to this community: a Waterstone community association over the top and separate homeowners associations for Phase 1 and Phase 2. That is why monthly dues quoted on two houses a block apart can differ. Ask which phase the lot sits in and get the assessment schedule before you sign.

The Hayden Is The Volume Plan

The two story Hayden turns up again and again at roughly 2,600 square feet with five bedrooms and three baths. It is the largest thing built here and the reason a fair share of the community is two story. If you want single story, the Delray range around 2,000 square feet is the one to hunt for.

Lowest Price Per Foot In Town

At roughly $181 a square foot, Cypress Bay West sits near the bottom of the range for Palm Bay. That is what a national builder with a repeating plan set and small lots produces. You are buying efficient square footage, not custom detail, and the math works if space per dollar is the goal.

Amenities Instead Of Backyards

Pool, clubhouse, splash pad, event lawn, pickleball and walking paths are all shared and all included in the monthly dues. What you do not get is a private pool. Lots run a sixth of an acre, and the community was designed around the shared amenity rather than the individual backyard.

A Few Lake Lots

About eight homes sit directly on lake frontage and several more look across a pond, which is a small fraction of a community of this size. Those positions carry a premium and they move faster. If a water view matters to you, know going in that the supply is limited.

Because some records still carry an assessment from when the parcel was vacant land. A figure in the hundreds is a land only number and will not follow you. Budget against the assessed value of the finished home, then apply the homestead exemption in your second year of ownership.

How far is the drive to I-95?

Short. Mara Loma Boulevard runs east to Babcock Street and the St Johns Heritage Parkway connects to I-95 nearby, which puts the interstate within a few minutes. Melbourne is roughly half an hour north, and everyday shopping is up on Malabar Road.

Cypress Bay West sits in the southwest corner of Palm Bay, about two miles west of the St Johns Heritage Parkway along Mara Loma Boulevard SE. This is the part of the city that was raw land a decade ago and is now the front line of new construction, with the Waterstone communities immediately around it. Hollingsworth Drive is the main way in, and Dugan Circle, Aberdeen Drive and Criswell Lane branch off from there.

The practical picture is good highway access and thin retail. St Johns Heritage Parkway ties into I-95 close by, so a commute north to Melbourne runs roughly half an hour and Viera is not much more. Groceries, restaurants and services mean driving east to Babcock Street or north to Malabar Road. Palm Bay is inland, so the ocean is a drive east and over a causeway rather than anything you reach on foot.
