Two associations run this place and they are not interchangeable. Sandy Pines Preserve Homeowners Association, Inc. has been registered with the state since 1997 and covers the earlier phases. Sandy Pines Preserve Phases Three and Four Homeowners Association, Inc. was registered in 2001 for the later ground. Both are active. Quarterly assessments have run about $290 under one and closer to $393 under the other, so the phase your house sits in changes your carrying cost by roughly four hundred dollars a year.

The preserve in the name is real. Turkey Creek runs through this corner of Palm Bay, and the Turkey Creek Sanctuary protects the corridor with something like 1.85 miles of boardwalk, another mile and a half of jogging trail and a canoe deck on the creek itself. Roughly 113 acres were under protection by the mid 1990s. Part of Sandy Pines Preserve backs onto that green edge, which is why the rear views here are trees rather than rooftops.

The houses are the smallest of any gated community in this part of Palm Bay. Plans run 1,579 to 2,252 square feet with three to five bedrooms and two to three baths, concrete block and stucco with shingle roofs, cathedral ceilings inside and split bedroom layouts. Lots run about 0.13 to 0.21 of an acre. Two car garages throughout. Screened in ground pools appear on a share of the properties.

What the associations fund is unusual for the price point: a gate, a clubhouse, a community pool, a jogging path, common grounds maintenance and, notably, an RV and boat storage area on site. That last item is genuinely hard to find in Brevard County inside a gated subdivision. If you own a trailer, a camper or a center console and have been dreading the monthly storage bill somewhere else, this is worth a serious look.

From Babcock Street you head east on Port Malabar Boulevard NE, turn north on Sandy Pines Drive NE, and the gate is on the right. Inside, Pine Creek Circle and Spring Creek Circle carry the addresses, with Hidden Pine Lane linking them.

This is one of the more established parts of the city, close to Turkey Creek and the sanctuary trails, with US 1 and the Indian River a short run east. Palm Bay Road connects north to I-95 at exit 176 and to the Melbourne employment corridor. Everyday shopping is minutes away along Babcock Street and Palm Bay Road. US 1 puts you on the river side of the city within minutes, though the ocean itself is still a bridge crossing away.
