Malabar Springs is Maronda Homes building behind a gate on Malabar Road NW at the far western edge of Palm Bay, a short hop from the St Johns Heritage Parkway. Everything standing here was finished in 2026. Houses run 2,198 to 2,802 square feet on compact lots, dues are $240 a year, and the amenity plan centers on a resort style pool, a dog park and walking trails.
Malabar Springs sits on the northwest edge of Palm Bay in the 32907 zip, entered off Malabar Road NW roughly half a mile west of the St Johns Heritage Parkway. Maronda Homes is the builder and the developer, and the model sits on Madras Drive NW. The plat on record is Malabar Springs Phase I, so the community map already anticipates a second phase. Streets so far are Madras Drive and Nilgiri Street.
Everything here is new. Every home currently in the neighborhood was completed in 2026, which means there is no resale history, no repainted exteriors and no roof anywhere near the end of its life. It also means the property tax figures you will find, sitting at $666, reflect the parcels before the houses existed. Your actual bill will be calculated on the finished value, so underwrite that number rather than the placeholder.
Maronda sells here in two tiers, a Signature series on the narrower homesites and a Premier series on the wider ones, which is why prices spread from $379,900 to $527,900 on a typical figure of $399,900. Homes are four bedroom, three or four bath, block and stucco with shingle roofs, two or three car garages, and a share of the community is two story. The Carrington plan is notable for putting a primary suite on each floor.
The gate is real. Most homes here carry a security gate feature and the community itself is gated, which is not the norm for new construction at this price in Palm Bay. Amenity plans call for a resort style pool with cabanas, a dog park, a playground, walking and jogging paths and an outdoor fitness area. Two of the homes look out at a pond. Storm shutters come standard on the houses rather than as an upgrade.
The association is Malabar Springs Homeowners Association, Inc., registered with Florida in 2024 and currently administered in care of Maronda Homes. At $240 a year the dues are among the lowest of any gated community in the city, and that is the number to interrogate. Assessments set while a builder still controls the board frequently rise once amenities are complete and the association turns over to owners. Ask for the projected budget, not just the current one.

Gated new construction under $400,000 is uncommon in Palm Bay. Most of the recent volume building in the city is open to the street. Malabar Springs put a security gate at the entrance and most homes here carry it as a listed feature, which changes the character of the neighborhood before you even reach a front door.
The Carrington plan gives you a primary suite on each level, and Maronda markets multi generational layouts here more heavily than anywhere else in the area. If you need a genuinely private second suite rather than a guest bedroom with a shared hall bath, this is one of the few new communities in Palm Bay designed for it.
Madras Drive and Nilgiri Street both take their names from places in southern India, continuing the theme that Malabar Road itself carries. It is a small thing, but it is the sort of detail that makes an address memorable and gives a brand new neighborhood a little identity before the landscaping fills in.
The current assessment is $240 annually, which is very low for a gated community with a planned resort pool, dog park and trail system. Developer controlled budgets often understate the long run cost of running amenities. Read the projected operating budget and the reserve schedule, not just the number on the current statement.
St Johns Heritage Parkway is minutes away and it connects to I-95, which is the whole logic of building this far west. You are trading proximity to shopping for a faster route north. The commute to Melbourne or Viera is materially easier from here than from the older Palm Bay grid.
Every home is a 2026 build under builder warranty, on a new roof, new mechanicals and impact rated or shuttered openings. For a buyer who does not want a project, that is the appeal. The other side is that you are buying into a neighborhood that is still under construction, with the noise and traffic that involves.
Current availability at Malabar Springs is below. Because Maronda is still delivering here, expect a mix of finished quick move in homes and to be built plans, and note that pricing on the two is set very differently.
Yes. The community has a security gate at the entrance off Malabar Road NW, and most homes carry it as a listed feature. That is unusual for new construction in this price range in Palm Bay, where most recent volume communities are open to the public street.
Maronda Homes, which is also the developer. The model home is on Madras Drive NW. Maronda sells here in a Signature series on the narrower homesites and a Premier series on the wider ones, which accounts for most of the price spread you will see.
$240 a year, currently administered in care of Maronda Homes. The association is registered with the state as Malabar Springs Homeowners Association, Inc. Expect that figure to be revisited once the amenities are complete and control transfers from the builder to the owners.
Because the assessment predates the houses. A figure like $666 reflects the parcel as land. Once a completed home is on the tax roll the bill will be based on the improved value, with the homestead exemption applied in your second year if you qualify. Budget for the higher number.
A resort style pool with cabanas, a dog park, a playground, walking and jogging paths, and an outdoor fitness area. Confirm which of these are built and open versus still on the plan before you close, because timing on amenity delivery in a phased community can slip.
Small, from 0.11 to 0.23 of an acre with about 0.14 typical. These are compact lots by design, which is what keeps the price point where it is. If you want room for a private pool or a workshop, look at older Palm Bay neighborhoods with larger parcels.
No. Malabar Springs is inside the City of Palm Bay, on Malabar Road NW in the 32907 zip. Malabar is a separate small town to the northeast. The road name is what causes the confusion, and it comes up often enough to be worth stating plainly.
Good, because of the parkway. St Johns Heritage Parkway is minutes from the entrance and connects to I-95, which puts Melbourne roughly half an hour away and Viera a bit beyond that. The tradeoff is that day to day shopping means driving east on Malabar Road.
Malabar Springs sits on the far northwest edge of Palm Bay, on Malabar Road NW a short distance west of the St Johns Heritage Parkway. This is the newest frontier of the city, where Palm Bay's grid runs out and the land was undeveloped until recently. The entrance is off Malabar Road itself, and the interior streets, Madras Drive and Nilgiri Street, do not connect through to anywhere else.
The tradeoff is speed versus supply. St Johns Heritage Parkway connects to I-95 nearby, so the run north to Melbourne is roughly half an hour and Viera not much more, which is faster than the same trip from older parts of Palm Bay. What is not close is retail. Groceries, restaurants and services mean driving east on Malabar Road toward Minton Road. Palm Bay is inland, so the beach is a drive east and over a causeway.
Buying in a community the builder still controls means the incentives, the lot premiums and the future association budget are all part of the negotiation, and none of them are on the price sheet. My partner Nichole and I represent buyers in new construction at no cost to you, and we will read the association documents and the phase map before you sign anything. Call or text (321) 212-7676.
