Crystal Bay Estates In Grant-Valkaria, Florida

Crystal Bay Estates is the section of the Senne Road development that D.R. Horton built out most heavily, and it operates as the larger sibling to Crystal Bay. Cameo Drive is the spine, with Alabaster Drive, Agate Drive, Zircon Lane, Serpentine Court and Morganite Place branching off it. The mineral street naming continues from the earlier phases, moving from common stones to rarer ones as the plats moved west and north.

The houses are bigger here. They run 2,020 to 3,386 square feet against a typical 2,319, where the adjoining Crystal Bay section is closer to 2,000. Three and four car bays are the standard rather than the upgrade, and three car garages appear on most homes. Four bedroom, three bath layouts dominate, with five bedroom two story plans at the top end. Everything is concrete block with stucco under a shingle roof.

Lot size is where this section breaks from the rest of the development. Most homesites are about 0.23 acre, but the plat also carries parcels up to a full acre, which is a size you simply cannot get in the earlier phases. If a one acre homesite behind a gate is what you are after, this is the only place in Grant-Valkaria that offers it with public water and public sewer already in the street.

Assessments are quarterly. Most owners pay $196, with $195.50, $238 and $244.50 schedules attached to other addresses depending on whether the parcel falls in the Phase Two or Phase Three association. The money funds a clubhouse, a community pool, a fitness center, pickleball, bocce, a dog park, common area grounds maintenance and the gate. Management is off site and professional, so decisions here move through a manager rather than a neighbor.

Two numbers set expectations. Typical value is $469,990, around $192 a square foot. And homes here take about seventy five days to sell, which is long for new construction and reflects the reality that you are competing with a builder who has inventory, plans, incentives and patience. That is useful to know whether you are buying or, three years from now, reselling into the same supply.

In most of Brevard County a third bay is a paid option. Here it is close to standard, and several plans push to four. In a rural town where people own trailers, boats and yard equipment, that garage is doing real work, and it is a large part of why this section prices above the adjoining phase.

One Acre Homesites Behind The Gate

The plat carries parcels ranging from about 0.22 acre to a full acre. A one acre lot with public water and sewer, a gate and an amenity package does not exist anywhere else in Grant-Valkaria, where an acre normally means a well, a septic tank and no association at all.

No Private Pools Yet

Not one home here has a private pool. In a community this new that is normal, but it means two things. Screened pool enclosures will start appearing as owners settle in, and until they do, the community pool is the pool. Check what the association allows before you plan a build.

Two Associations, One Development

Addresses here fall under the Phase Two or Phase Three association depending on where the parcel sits, and the quarterly figure moves with it. Do not assume the number quoted on one street applies on the next. Get the estoppel and the governing documents for the specific address.

Seventy Five Days Is Normal Here

Homes in this section take roughly seventy five days to sell, which is slower than most of south Brevard County. That is what it looks like to sell alongside an active builder with standing inventory and incentives. It is worth understanding before you buy, because it will be your competition when you resell.

Why do the homes take so long to sell?

About seventy five days is typical here. When a builder is still delivering inventory in the same community, a resale is competing with new product, incentives and a model home. That pressure eases as the plats finish out, but it is the current reality and you should price for it.

Is it a good fit if I want land?

Only if you land one of the acre parcels. The typical 0.23 acre homesite is a conventional subdivision lot. Grant-Valkaria has plenty of acreage a few miles west along Grant Road and Old Dixie Highway, but it comes with wells, septic systems and no association.

The entrance is off US 1 at Senne Road, heading west, in the southern third of the Town of Grant-Valkaria. Past the gate, Cameo Drive runs deepest into the plat, with Alabaster, Agate, Zircon, Serpentine and Morganite off it. Some directions to the community also route in from Valkaria Road to the north, which is the way to come if you are approaching from Babcock Street rather than from the river.

US 1 is your artery. North it runs to Malabar, Palm Bay and Melbourne; south it reaches Micco, Barefoot Bay and Sebastian. I-95 is picked up at Malabar Road, exit 173, roughly four miles inland, or at exit 156 for County Road 512 if you are heading south. Melbourne is about half an hour, Sebastian about fifteen minutes. Grant-Valkaria sits inland of the barrier island, so the ocean means crossing a causeway.
