Crystal Bay is the exception in Grant-Valkaria: a gated D.R. Horton community off Senne Road where lots are about a fifth of an acre, water and sewer are public, and every street is named for a mineral. Topaz, Amethyst, Quartz, Marble, Alabaster. Homes were built between 2022 and 2025, and roughly four in ten back to a lake or pond.
Crystal Bay sits west of US 1 at Senne Road, about eight miles south of Malabar Road. You turn in at the gate, and the first thing you notice is that this does not look like the rest of the town. Sidewalks, curbs, street trees, uniform setbacks. D.R. Horton built it in phases, and the plat book records Crystal Bay, Phase One and its replat, Phase Two and Phase Three. Waterfall Place is the main entry drive.
Houses run 1,828 to 3,357 square feet, with about 2,034 typical, and were built between 2022 and 2025. Roughly half are single story and half are two. Everything is concrete block with stucco and a shingle roof, which is standard D.R. Horton construction and easy to insure. Four and five bedroom plans are common, and most homes have a two car garage, with some three car layouts on the wider lots.
The association dues are quarterly, most commonly $196, with some homes on schedules of $210, $244.50 or $290 depending on phase and lot. That buys a real amenity package: a clubhouse, a community pool, a fitness center, pickleball, bocce, a dog park and grounds maintenance in the common areas, all behind a security gate. Management is handled off site rather than by volunteers, which is unusual for Grant-Valkaria and worth factoring into how the place is run.
The lots are the honest tradeoff. At 0.17 to 0.31 acre, with about 0.19 typical, these are the smallest homesites of anywhere in the town. Grant-Valkaria is a place people move to for two acres and a barn, and Crystal Bay is deliberately the opposite: compact, serviced, walkable within the gate. Twenty one of the fifty six properties sit on a lake or pond, and lake views are the feature people pay up for here.
Prices run from about $364,990 to $589,620 with $399,999 typical, or roughly $186 a square foot. That is the lowest entry point in Grant-Valkaria by a wide margin, and it is why the community fills a specific role: newer construction, public utilities, a real amenity list and no well or septic to inspect, in a town where almost every other address has all three of those things reversed.

Nearly every other address in Grant-Valkaria runs on a private well and a septic tank. Crystal Bay is connected to public water and public sewer, which removes a water test, a pump inspection, a drain field evaluation and a lifetime of pump outs from the equation. For a first purchase in this town that difference is significant.
Clubhouse, pool, fitness center, pickleball, bocce and a dog park, behind a gate, for roughly $784 a year on the most common schedule. Confirm which quarterly figure applies to the specific address, because homes here sit on several different assessment schedules depending on phase.

That view is the single biggest price differentiator inside the gate, since the houses themselves are a small set of repeating plans. Stand in the back yard before you decide the premium is worth it.
At about 0.19 acre typical these are the tightest homesites in Grant-Valkaria. If you came here for a workshop, an RV pad or a horse, this is the wrong community and one of the acreage plats a few miles west is the right one. If you want a new house and no yard work, this is exactly the point.
Topaz, Amethyst, Quartz, Marble, Alabaster, Cameo. The naming carries into the adjoining sections with Agate, Zircon, Serpentine and Morganite, which is a quick way to tell how the plats knit together. Mooring Way and Waterfall Place are the two that break the pattern.
Head south on US 1 and Sebastian Inlet State Park is close enough for an ordinary afternoon. Christenson's Landing, with six county boat ramp lanes, sits on US 1 a few miles north of the Senne Road entrance. You do not need river frontage here to be on the water quickly.

Land, and sameness. You give up the acreage that defines the rest of the town, and the houses come from a short menu of plans, so your neighbor's home may be your floor plan mirrored. In return you get new construction, public utilities, an amenity package and the lowest price of entry in Grant-Valkaria.
Crystal Bay is entered from US 1 at Senne Road, heading west, roughly eight miles south of Malabar Road and a couple of miles north of the Micco line. Waterfall Place carries you in from the gate, then the mineral streets fan out from it: Alabaster, Amethyst, Topaz, Quartz, Marble, Cameo. The Indian River is directly across US 1, and the historic center of Grant with its general store and boat ramps is a short run north.
For the interstate, most people take US 1 north to Malabar Road and pick up I-95 at exit 173, about four miles inland. Southbound, County Road 512 at exit 156 serves Sebastian and Fellsmere. Melbourne is roughly thirty to thirty five minutes north depending on US 1 traffic, and Sebastian is fifteen minutes south. Grant-Valkaria is inland of the barrier island, so ocean beaches mean a drive and a causeway.
