This is where I live, and this is where $1M starts to do something a Viera dollar can't. Merritt Island sits between the Banana River and the Indian River, and the canal-front inventory at $1M includes homes with deep water access and a private dock in your own backyard.

What $1M typically gets you on Merritt Island canal front:

  • 3 to 4 bedroom homes on a canal with direct or near-direct ocean access
  • Private dock, boat lift, or room to add one
  • Pool homes (a strong majority of canal-front inventory has a pool)
  • Older construction that has been updated, or original 1980s/1990s homes priced for the buyer to renovate

This is the Space Coast lifestyle for buyers whose first question is "where do I keep the boat." Insurance and elevation matter a lot here, so check the FEMA flood zone before you fall in love.
