Why are people from New York and New Jersey moving to the Space Coast in 2026?
New York and New Jersey buyers are moving to the Space Coast in Brevard County, Florida for lower property taxes, no state income tax, lower home prices, beach access, and a slower pace, with population growth in Brevard County reaching 663,982 as of July 2025 (US Census).
I have lived this move myself. I came down from Rhode Island, sold a house in Newport County, and landed on Merritt Island in Brevard County, Florida. The number of buyers I now work with from Long Island, Bergen County, Morris County, and the Jersey Shore is the highest it has ever been in five years. There is a reason.
Below is what is actually pulling Northeast buyers to Melbourne, Viera, Merritt Island, Cocoa Beach, and the rest of the Space Coast in 2026, in the order I hear it on first calls.
Reason 1: The tax math finally got loud enough
New Jersey has the highest effective property tax rate in the country at roughly 2.23 percent. New York is close behind in many counties. The Tax Foundation property tax rankings have not changed in years. What changed is that buyers finally pulled out the calculator.
On a $700,000 home, here is the difference:
| State | Approx. annual property tax |
|---|---|
| New Jersey (2.23% effective) | $15,610 |
| New York (varies, ~1.7% statewide avg) | $11,900 |
| Brevard County, Florida (~0.83% effective) | $5,810 |
That is $9,000 to $10,000 a year. Plus Florida has no state income tax. For a Northeast couple still in their working years, this is the move that retires them five years earlier.
Reason 2: The Space Coast is not South Florida
Half of my New York and New Jersey buyers came down to look at South Florida first and left with sticker shock. South Florida prices, traffic, and density were not what they wanted.
The Space Coast is the part of Florida that still feels like a small to mid-size community. Brevard County is 663,982 people spread across 72 miles of coastline (per US Census Bureau, July 2025). You get beach access, an Atlantic-facing barrier island, and rocket launches over your house. You do not get Miami density or Palm Beach pricing.
Melbourne, Viera, Merritt Island, Cocoa Beach, Suntree, Rockledge, Satellite Beach, Titusville. Each of these Space Coast cities has its own personality, and most are still attainable for Northeast equity.
Reason 3: $700K from New Jersey buys a different house here
This is the conversation that ends most discovery calls. A buyer in Bergen County tells me what their split-level is worth. I tell them what that same number buys in Viera or Merritt Island. There is usually a long pause on the call.
$700,000 in Brevard County, Florida typically gets you:
- A newer construction 4-bedroom in Viera or West Melbourne with a pool
- A canal-front home with boat access on Merritt Island
- A beachside walk-to-the-Atlantic home in parts of Satellite Beach or Indialantic
- A renovated home in Suntree or Rockledge with mature landscaping
Compare that to what $700K gets in most of New Jersey or downstate New York. The lifestyle delta is real.
Reason 4: The Space Coast still has a working economy
This is the surprise factor for Northeast buyers who assumed Florida was retirees only. The Space Coast has Kennedy Space Center, Patrick Space Force Base, Cape Canaveral Space Force Station, L3Harris, Northrop Grumman, Embraer, and a healthcare network anchored by Health First. There are jobs here for working-age relocation buyers, not just retirees. That matters when one spouse is moving and one needs to keep working.
Reason 5: The pace is different and people notice within 48 hours
Every week I drive a buyer from Long Island or Westchester through Viera, then over the causeway to Cocoa Beach. The conversation in the car shifts. Traffic is lighter. Parking is free at most beaches. The grocery store is not a contact sport. A Tuesday morning at the Cocoa Beach Pier is genuinely quiet.
Five years in, I still notice it. New buyers from the Northeast notice it within two days.
FAQ
What part of the Space Coast is most popular with New York and New Jersey buyers?
Viera and Suntree for newer construction and a master-planned feel. Merritt Island for canal-front and water access. Satellite Beach and Indialantic for walk-to-beach lifestyle. Melbourne and Rockledge for established mainland neighborhoods.
How long does it take to get used to Florida weather coming from the Northeast?
About one summer. The first July is an adjustment. By year two, most Northeast transplants would not go back. Hurricane season is real and gets a chapter of its own in the buyer guide. It is manageable with the right home, the right insurance, and a plan.
Do I have to fly back to the Northeast for work or family?
Melbourne Orlando International Airport (MLB) has direct flights to several Northeast cities. Orlando International (MCO) is roughly an hour from most Space Coast cities and has nonstops to nearly every Northeast hub. Most relocation buyers fly back four to six times a year and find it easier than expected.
