What is the difference between Viera East and Viera West?
Interstate 95 divides them. Viera East sits east of I-95 and was built out first, from the early 1990s. Viera West sits west of I-95 in Brevard County, Florida, and is where most new construction on this part of the Space Coast is happening.
People search "Viera" and get two very different products back. One is a mature neighborhood with tree canopy, a golf course threaded through it, and homes that have been lived in for two or three decades. The other is a still-expanding side with newer builds, the county government complex, and a shopping center. Both are Viera. Both are in unincorporated Brevard County. They are not interchangeable.
If you are relocating to Florida's Space Coast and Viera is on your list, understanding which side you are looking at will save you real time. Here is the split.
The geography, plainly
Viera is a planned community in the central coastal region of Brevard County, adjacent to the Melbourne area and unincorporated. For census purposes it is divided between two Census Designated Places: Viera East and Viera West. At the 2020 census, Viera East had a population of 11,687 and Viera West had 16,688.
The community borders eight miles along Interstate 95 starting at exit 195 and extending south of State Road 404. It encompasses 14,500 acres, and about half of that has been set aside for conservation. Viera East as a census place covers 5.18 square miles.
The land was developed by The Viera Company, a subsidiary of A. Duda and Sons, on property formerly known as Cocoa Ranch. Groundbreaking was on August 4, 1989. The name comes from viera, meaning faith in Slovak, honoring family patriarch Andrew Duda, who immigrated to the United States in 1912.
Viera East: built first, finished
Viera East is the original build-out. The Viera Development of Regional Impact was approved in 1990 for about 3,000 acres, which became Viera East, and construction began in 1992. That timeline is why the housing stock here reads differently from the west side.
Neighborhood communities in Viera East include Auburn Lakes, Bayhill, Crane Creek, Cross Creek, Fawn Ridge, Grand Isle, Hammock Lakes, Hammock Trace, Heron's Landing, Lakes at Viera East, Osprey, Six Mile Creek, The Greens at Viera, Capron Ridge, The Heritage, The Villages of Viera East, Viera East Golf Club, and Wingate Estates.
Viera East Golf Club opened in 1993 and winds through Aberdeen, Addington, Ashton, Blackheath, Brightwood, Canterbury, Collingtree, Durban Park, Oaklefe, Parkstone, Stratford Place, and Woodhall. The Villages of Viera East include Bennington, Somerville, and Templeton.
The Viera East Community Association, a not-for-profit corporation formed under the Viera East Community Declaration, is the master association for Viera East. It is run by a five-member board and handles hardscaping, landscaping, and irrigation on most major roadways plus certain parks and recreational facilities, and it oversees the Modifications Review Committee. That last point matters: exterior changes in Viera East go through a review process.
Viera West: where the growth is
Viera West sits on the west side of I-95 and is still expanding. A 6,000-acre expansion was approved by Brevard County in 1995, and a second substantial deviation approved after 2006 planned the final expansion at 11,567 acres, of which 5,112 acres are set aside as managed protected land, conservation, parks, and open space.
Neighborhood communities in Viera West include Adelaide, Arrivas Village, Fairway Lakes at Duran, Heritage Isle, Modern Duran, Sonoma, Stadium Villas, Summer Lakes, The Brennity at Melbourne, Villages of North Solerno, Villages of South Solerno, Wickham Lakes, and Wyndham at Duran. The Solerno villages include Capron Trace, Charolais Estates, Chelford, Colfax Landing, Cortona, Daintree, Eason Landing, Gatwick Manor, Indigo Crossing, Levanto, Ravencliffe, Sunstone, and Terramore.
Duran Golf Club, an 18-hole course, opened in 2005 in central Viera across 130 acres, with a British West Indies style clubhouse and a development center that includes a practice range and a lighted 9-hole par-3 course.
Brevard County's administration complex sits in Viera about one mile west of Interstate 95, which is why so much county business happens on this side. The Avenue Viera, the open-air shopping center, opened in 2004 with over 100 shops and restaurants across 600,000 square feet of retail space plus a multiplex.

Which side fits you?
Choose Viera East if you want established landscaping, a mature street canopy, a shorter run to US 1 and the Cocoa and Rockledge side of Brevard County, and housing that has already proven how it holds up. You will be buying resale, and you will be inheriting whatever the last owner did or did not maintain.
Choose Viera West if you want newer construction, proximity to The Avenue Viera and county services, and a shot at a builder inventory home. You will trade tree canopy for younger landscaping and you will live closer to ongoing construction.
Both sides share the amenities that make Viera work as a place in Brevard County: over 100 miles of trails, 13 community parks plus three dog parks, and Viera Regional Park on 125 acres donated by The Viera Company. The Brevard Zoo and the 200-acre Ritch Grissom Memorial Wetlands sit at the south end of the community.
