Can you buy a home on the Space Coast with a VA loan and no down payment? Yes. Eligible Veterans, service members and surviving spouses can buy a Brevard County home with $0 down on a VA-backed loan, as long as the home appraises at the price and the borrower qualifies with a VA-approved lender.

Brevard County is a natural fit for military families. Patrick Space Force Base sits in Satellite Beach, Cape Canaveral Space Force Station is minutes north, and thousands of Veterans have settled from Titusville to Palm Bay after their service. If you are one of them, the VA home loan is one of the strongest tools you have. Here is how it works when you are shopping in Melbourne, Viera, Merritt Island, Cocoa Beach and the rest of the Space Coast.

What a VA Loan Actually Gives You

A VA loan is a mortgage from a private lender that is partially guaranteed by the U.S. Department of Veterans Affairs. That guarantee is what lets lenders offer features that are hard to find elsewhere:

  • No down payment required for eligible buyers with full entitlement.
  • No private mortgage insurance. Conventional loans with less than 20% down usually carry it.
  • No VA-set loan limit for borrowers with full entitlement. Your lender still decides how much you can borrow based on income, credit and debts.
  • Limits on what you can be charged. VA rules restrict which fees a buyer can pay at closing.

You will need a Certificate of Eligibility (COE). Your lender can usually pull it for you, or you can request it directly at va.gov.

The VA Funding Fee, Explained

Most VA buyers pay a one-time funding fee, and it can be rolled into the loan. According to the VA, for a purchase loan used for the first time the fee is 2.15% with less than 5% down, 1.5% with 5% or more down, and 1.25% with 10% or more down. For subsequent use with less than 5% down, the fee is 3.3%.

Some borrowers do not pay it at all. The VA lists exemptions that include Veterans receiving VA compensation for a service-connected disability, Purple Heart recipients on active duty at closing, and surviving spouses receiving Dependency and Indemnity Compensation. Quick example

On a $450,000 purchase with $0 down and a first-use funding fee of 2.15%, the fee would be $9,675. If you put 10% down ($45,000), the fee drops to 1.25% of the $405,000 loan, which is $5,062.50. Run both scenarios with your lender so you can see how the monthly payment changes.

What Homes Qualify in Brevard County

VA loans are for primary residences. In the Space Coast market, that includes:

  • Single-family homes, from Rockledge and West Melbourne to Viera and Merritt Island
  • Townhomes and villas
  • Condos in VA-approved buildings, which matters for beachside buyers in Cocoa Beach, Cape Canaveral, Satellite Beach and Indialantic
  • New construction, with a VA-approved builder or a home built to VA minimum property requirements

The home must also meet the VA's Minimum Property Requirements, which are about safety, sound structure and sanitation. In Florida, expect the appraiser to look closely at the roof, and expect a wood-destroying organism (termite) inspection to come up on most contracts. Ask your lender what they require.

Closing Costs: What You Can and Cannot Pay

The VA allows the funding fee to be financed. Other closing costs generally cannot be rolled into the loan, so plan on paying them at closing unless the seller agrees to help. The VA says real estate commissions, origination fees, appraisal fees, title insurance and recording fees are negotiable between buyer and seller, and that seller concessions are limited to 4% of the home's reasonable value.

That 4% cushion is a real negotiating tool in Brevard County. We often structure offers so the seller covers part of your closing costs, which keeps more cash in your pocket on move-in day.

Make Your VA Offer Competitive

Some sellers worry that VA financing is slower or more complicated. It does not have to be. Here is how we help VA buyers write offers that sellers take seriously:

  1. Get fully pre-approved first. A letter backed by a full underwriting review carries more weight than a quick pre-qualification.
  2. Know the home's likely appraisal. We pull recent Brevard County sales so your offer matches the data.
  3. Keep the contract clean. Realistic timelines, clear inspection terms and a prepared buyer go a long way.
  4. Understand flood and wind insurance early. Many Space Coast homes require extra coverage, and the quotes affect your monthly payment. Get them before you are under contract.

Using the Benefit More Than Once

A VA loan is not one and done. You can use your entitlement again after you sell the first home and pay off the loan, and in some cases you can keep one VA home while buying another. A PCS move to or from the Space Coast is a common reason to do this. Your lender can calculate remaining entitlement on your COE.

Your search area depends on your commute, lifestyle and budget. Satellite Beach and Indian Harbour Beach are close to Patrick SFB.
