What Is the Tamber II?

The Tamber II is part of Viera Builders' Engle Nook Collection — built on 65-foot wide lots in Laurasia, one of Viera West's more premium neighborhoods. Tile roofs come standard on all 65-foot lot homes. The Tamber II offers 4.5 bedrooms plus a flex room, a 2-car garage with workshop, and can be built as a one-story or two-story (the "II" indicates the two-story option).

The Gourmet Kitchen & Flex Space

The kitchen features a 36-inch cooktop, hood, microwave, and range as the gourmet package. You can upgrade further to double ovens plus a microwave drawer. A distinctive feature: the flex space adjacent to the kitchen/dining area can be built as either an open or closed room — great as a formal dining space, billiards room, or a private office with doors. The family room, dining, and kitchen all flow together with excellent sightlines.

Extended Lanai & Views

The lanai is large with a beautiful bay window and a direct door to the primary suite — a detail that makes the indoor/outdoor transition seamless. Laurasia lots have some of the nicest views in Viera West.

Primary Suite

Large primary bedroom with space for a king and TV wall. The closet is notably generous — Rachel joked it's bigger than hers. Double vanities, big walk-in shower, and tray ceilings throughout.

The Two-Story Option: A Second Master Upstairs

The Tamber II's second floor adds a sitting area, full bathroom with shower, and a large bonus bedroom — effectively a second master suite or the ultimate setup for older kids or long-term guests. Two separate HVAC units (one per floor) keep energy efficiency and comfort optimized on each level.

Guest Suite + Jack & Jill Bedrooms

On the main floor: two bedrooms sharing a Jack & Jill bathroom (each with private access to their side), a half bath for guests, a spacious laundry room, linen closet, and a separate guest suite with walk-in shower — ideal for in-laws or family visits. The coat closet adds everyday practicality.

Garage & Standard Features

The two-car garage in Laurasia comes with epoxy floors, 8-foot garage doors, and a workshop — all standard. The home also includes 5.25-inch baseboards and crown molding throughout the common areas as standard finishes. These are upgrades at most other builders.

Pricing & 65 vs. 75-Foot Lots

Starting price: just under $930,000 (base price only — not including lot premiums or design/upgrade selections). Viera Builders is also opening up 75-foot wide lots for this floor plan, giving buyers the option of a larger homesite for the same great layout.
