1. Real estate commissions
Commissions are negotiable and are set in your listing agreement. Since the 2024 industry rule changes, buyer-agent compensation is discussed openly and is also negotiable, and sellers can choose whether to offer it. 2. Florida documentary stamp tax on the deed
Under Chapter 201 of the Florida Statutes, the tax on a deed is 70 cents on each $100 of consideration. In Florida, sellers customarily pay it. The Florida Department of Revenue explains how the tax works.

5. HOA, condo and association items
If your home is in an association, expect some combination of prorated dues, any unpaid assessments, and a fee for the association to provide an estoppel letter confirming your account status. Some associations also charge transfer or approval fees, and the contract determines who pays what. Request your documents as soon as you list.
