We pulled MLS data on every single-family home that closed in Melbourne between March 1 and April 14, 2026. 292 homes sold. Here's what the data tells sellers.

Melbourne is one of the most active real estate markets on Florida's Space Coast. In roughly six weeks, 292 single-family homes closed for a total sales volume of $138,067,752. Buyer demand is real and consistent — but that doesn't mean every home is flying off the shelf.

The typical home that sold looked like this:

  • Median sold price: $402,500
  • Median size: 3 bed / 2 bath / 1,862 sq ft
  • Median price per sq ft: $231 (average: $233)
  • Median days on market: 31 days

What Sellers Actually Got vs. What They Asked

Here's the number every seller needs to sit with: the average seller originally listed at $495,570 and sold for $472,834 — a reduction of $26,166, or -5.89% from their original asking price.

At the median, sellers took a $20,000 reduction (-4.49%) from their original list price to get to closing.

The good news: once homes were priced right and under contract, the sold-to-list ratio was strong. The median sold-to-list ratio was 98.14% — meaning sellers got very close to their final asking price once a buyer engaged. The issue isn't negotiation at the offer table. It's getting to the offer table in the first place, which requires accurate pricing.

Speed to Sale: Nearly Half of Homes Sell in 30 Days or Less

49.66% of all Melbourne homes that sold closed within the first 30 days — just under half. But the other half is where the story gets more complicated.

The most important number in that table: homes that sat 121 days or more sold at just 90.75% of their original asking price. That means a seller who listed at $450,000 and sat for four months likely ended up at around $408,000 — a $42,000 difference from where they started.

The lesson is the same one the data always teaches: overpricing doesn't net you more money. It costs you money.

What This Means for Melbourne Sellers in 2026

1. Melbourne Is an Affordable, High-Volume Market

At a median sold price of $402,500, Melbourne attracts a wide range of buyers — first-timers, relocators, downsizers, and investors. That broad buyer pool is an asset for sellers, but it also means there's more competition. Your home needs to stand out on price, condition, and presentation.

2. The $231–$233 Per Square Foot Benchmark

Every seller should know this number. At $231–$233 per sq ft as the median and average sold price, you can quickly sanity-check your pricing. A well-updated home in a desirable neighborhood warrants a premium. A home with deferred maintenance or in a higher-inventory area should be priced more conservatively to move in that first 30-day window.

3. Price Reductions Are the Norm — Not the Exception

133 of 292 sellers — nearly half — took a price reduction before closing. The average reduction was $26,166. This isn't a sign of a weak market; it's a sign of initial overpricing. Sellers who priced accurately from the start didn't need to reduce. Those who didn't paid for it.

4. The First 30 Days Define Your Outcome

With the average DOM at 64 days and the median at 31, the split is stark: half the market sells quickly, half sits. Which side you land on depends almost entirely on your pricing and presentation strategy coming out of the gate.

5. A Net Sheet Matters More Than a List Price

Before you decide what to list at, know what you'll actually walk away with. After commission, closing costs, taxes, and any repair credits, your net is what counts. A good agent runs this for you before you sign anything.
